Job Purpose or Objective(s): You will ensure single-family units, owned by the Housing Authority of the Choctaw Nation, are maintained to provide members with low-cost, quality housing and home ownership opportunities. You will report to Housing leadership.
Schedule:
Regular/Full-Time - 8:00am-4:30pm
Wage access is an option for this position.
Primary Tasks:
- You will schedule maintenance of assigned single-family units through work orders, following the lease agreement and state and federal laws regarding proper procedures.
- Conduct environmental assessments and Davis Bacon wage compliance tasks.
- Schedule appointments and meet with tenants and contractors for repair needs.
- Manage the delinquency and occupancy of assigned single-family units, file petitions and attend court hearings as a representative for the Housing Authority.
- Observe and assess member and household needs through site visits and reports.
- Refer members to the Housing's Service Coordination department for individualized services to guide and help with homeowner success.
- Process high priority and emergency work orders to maintain decent, safe and sanitary properties set forth by HUD regulations.
- Maintain and track financial records for tenant accounts and expenditures within a set budget and provide reports as requested by program Assistant Director.
- Manage expenditures on assigned units within a set budget and prepare budget reports, tracking and documenting all expenditures and filing all paperwork associated therein.
- Perform other responsibilities as may be assigned.
Job Requirements:
- Bachelor’s degree in business management or related field, or 4 years directly related experience.
- Willing to obtain Manager of Housing certification
- Willing to obtain Manager of Maintenance certification
- Willing to obtain Occupancy Specialist certification
- Willing to obtain Housing Quality Standards certification
- Ability to cordially work with internal and external associates, vendors, and Tribal Members
- Excellent verbal and written skills
- Knowledge of federal and state housing regulations
- Intermediate user of Microsoft Excel (can maintain complex spreadsheets), Word, Outlook and Power Point
- 4 years' experience in Property Management
