Job Description
About Us: Our client, a leading Commercial REIT and Acquisition company operating across several US states, is seeking a dynamic and experienced Director of Property Accounting. This role is pivotal in overseeing all property accounting functions and ensuring the accuracy and integrity of financial reporting for an extensive property portfolio of approximately 3 million square feet and around 100 properties. This position reports directly to the COO.
Job Summary: The Director of Property Accounting will manage and lead the property accounting team, ensuring compliance with GAAP and real estate accounting principles. This role involves strategic planning, budgeting, forecasting, and providing financial support for acquisitions and investments. The ideal candidate will foster a culture of accountability and excellence within the team.
Qualifications:
- Education: Bachelor’s degree in accounting.
- Experience: Minimum of 10 years of accounting experience, with at least 3-4 years in a management role within commercial real estate.
- Knowledge: Strong knowledge of GAAP and real estate accounting principles.
- Skills: Proficiency in App Folio, advanced knowledge of Microsoft Office products, and strong organizational abilities.
- Attributes: Team player with the ability to lead and mentor a team, excellent problem-solving skills, and a robust inquisitive mindset.
Responsibilities:
- Leadership: Lead and mentor a team of 3 property accountants, fostering a culture of accountability and excellence.
- Financial Reporting: Oversee the preparation and accuracy of monthly, quarterly, and annual financial reports.
- Budgeting & Forecasting: Develop and manage budgets and forecasts for all properties, monitoring and analyzing variances.
- Accounting Functions: Manage all A/P and A/R, CAM reconciliations, tenant billing, and collections.
- Lease Administration: Review and interpret lease agreements, including Gross and NNN leases, ensuring accuracy.
- Due Diligence: Conduct due diligence for all acquisitions and dispositions.
- Collaboration: Work closely with property managers to provide financial support and analysis aligned with conservative fiscal policies.
