** Property Condition Assessor
*** Prepares Property Condition Assessments (PCAs) to ASTM Standard E2018 and preferred, but not required, experience with client scopes such as Fannie Mae, Freddie Mac, underwriting/debt level for lending purposes.
* Experience with performing PCAs of property types including high-rise office, retail, industrial, multifamily, etc.
* Preferred, but not required, experience performing Phase I Environmental Site Assessments (ESAs) with knowledge of ASTM E1527.

ESSENTIAL DUTIES AND RESPONSIBILITIES
* Performs PCAs ASTM, JLL and client protocols in a timely manner.
* Evaluate building systems and conditions, seismic, accessibility, MEP, or other specialties, as well as client scopes such as Fannie Mae, Freddie Mac, etc.
** and/or
** frequently encountered recognized environmental issues/conditions and remedies.
* Conducts walk-through surveys to assess condition of property development
** and/or
** to identify, to the extent feasible pursuant to the ASTM processes, recognized environmental conditions in connection with a property and its surrounding properties. Must safely access roofs when part of work scope.
* Interviews property owners, occupants, key site personnel and local government officials to obtain information concerning a property’s condition
** and/or
** information concerning the past/historical and current use of a property and identifying potential environmental concerns.
* Reviews repair/improvement cost information, certificates of occupancy, maintenance reports and logs, Building and Fire Department inspection reports, and similar information
** and/or
** reviews historical information including municipal records, aerial photographs, topographic maps, fire insurance maps, city directories, etc., and interprets findings to identify the presence of environmental concerns.
* Takes photographs of representative systems, conditions, and physical deficiencies and/or representative areas of a property and surrounding properties in support in support of the ESA.
* Estimates costs to remedy deficiencies.
* If performing an ESA, review Federal, State and Municipal records and databases to identify environmental conditions that may adversely impact a property.
* May develop business with clients, present services, and support revenue growth of the business.
* Some overnight travel may be required.
* Performs other duties as assigned.
* Complies with all company policies and procedures.

SUPERVISORY RESPONSIBILITIES
* No direct supervisory responsibilities.

QUALIFICATIONS, EDUCATION and EXPERIENCE
* Bachelor’s degree (BA/BS) in architecture, engineering, construction management, environmental science, geology or related field.
* Minimum one (1) year of experience with PCAs or related services. Preferred but not required to also have one (1) year of performance of Phase I ESAs in accordance with ASTM E1527.
* Must demonstrate a general understanding of Property systems including site work, structural, building envelope, and MEP.CERTIFICATES and/or LICENSES
* Preferred, but not required, certification as a Professional Engineer or Registered Architect.
* Preferred, but not required, designation as an Environmental Professional.
* Preferred, but not required, NRPP Radon Certification.
* Preferred, but not required, certification as US EPA AHERA inspector.

COMMUNICATION SKILLS
* Ability to comprehend, analyze and interpret issues related to property conditions and communicate with team members and potentially clients on a collaborative basis.
