Porter – The Management Trust

Job Type: Part‑Time – Non‑Exempt
Salary: $17.00–$20.00 Hourly DOE

Employee Owner Position PurposeThe Porter maintains the cleanliness and upkeep of the clubhouse, pavilion, and other common areas, ensuring a clean and orderly environment while stocking supplies and responding to non‑routine support as needed.
Job Duties and Responsibilities- Perform cleaning and maintenance in designated areas, including sweeping, mopping, shampooing, painting, dusting, polishing, trash disposal, replacing light bulbs, and window cleaning.
- Remove garbage and recycling from premises and assist in emergency cleaning.
- Safely handle cleaning supplies and related chemicals in accordance with OSHA requirements.
- Set up and tear down events for the community, including tents, tables, chairs, furniture, linens, and stage.
- Inspect all assigned areas daily, including the pavilion, and conduct a community drive through daily to identify any road hazards.
- Check dog waste bag stations and refill as needed.
- Notify supervisor of deficiencies or needed repairs.
- Manage emergency cleaning and upkeep requests, particularly hazards.
- Troubleshoot minor maintenance issues as requested.
- Complete daily work orders as scheduled.
- Maintain cleaning supplies, tools, and equipment for assigned areas.
- Other duties and special projects as assigned.
- High School Diploma or equivalent.
- 1–2 years of custodial or maintenance service experience.
- Superior multi‑tasking skills.
- Excellent written and verbal communication.
- High‑level customer service with attention to detail and organization.
- Team player with adaptable and dependable work style and solid attendance record.
- Ability to respond to emergencies in a timely manner.
- Basic computer skills are a plus.
- Professional and respectful demeanor with all internal and external customers at all times.
- Ability to work independently and follow instructions with minimal supervision.
Position Requirements
- Must have and maintain a valid driver’s license and driving record in compliance with company policy.
- Use standard office equipment, including computer, phone, copier/scanner, etc.
- Use standard cleaning equipment, including broom, mop, vacuum, etc.
- Climb ladders and work at heights above ground level (maximum 14 ft on A‑frames and 21 ft on extension ladders).
- Be stationary or in motion for extended periods of time.
- Able to lift, pull, push, and relocate up to 50 pounds.
- Able to crawl in small and tight spaces.
- Able to perform outdoor work in all types of weather.
- Scheduled hours and days vary based on business need.
- May be required to work weekends and holidays.
- Must be available at least two weeks per month to answer emergency after‑hour calls.
