About the Position

We’re looking for a talented maintenance supervisor who will be responsible for the day‑to‑day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies, standards, and all local, state and federal regulations. The maintenance supervisor also has financial responsibilities for maintaining the property budget.

Responsibilities
  • Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards, are met.
  • Review and track progress of service requests and identify chronic maintenance issues.
  • Respond to maintenance related issues timely as outlined in the Avenue5 Policy and Practices document while maintaining professionalism.
  • Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
  • Handle general carpentry duties including wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
  • Conduct proactive preventative maintenance (siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, etc.).
  • Maintain work order system accuracy and verify all orders are completed promptly and satisfactorily.
  • Inspect property grounds, buildings, and common areas daily to maintain safety and cleanliness and identify issues.
  • Manage property emergencies (snow, inclement weather, fires, floods).
  • Communicate promptly with the property manager regarding all maintenance issues.
  • Promote safety and risk management per local, federal, state, and company rules.
  • Monitor response times for on‑call/after‑hours assignments and participate in rotation as needed.
  • Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal and interacting courteously with residents.
  • Foster positive relationships with residents, other properties, and agencies.
  • Conduct pre‑move‑in and post‑move‑out inspections and ensure timely quality unit turns.
  • Act as a mentor to the maintenance team.
  • Maintain a professional demeanor and appearance at all times.
  • Administer the company risk management program.
  • Complete special projects assigned by the maintenance supervisor or property manager.
  • Solicit suppliers and contractors, ensuring compliance with company policy.
  • Collaborate with the property manager to ensure the team and property meet all compliance requirements.
  • Walk property weekly with leadership to discuss challenges and operations.
  • Keep maintenance costs within budget and provide input on future budgets.
  • Perform other duties as assigned by property leadership.
Education and Experience
  • High school diploma or equivalent (required).
  • At least three years of experience in property management or a related field.
  • General maintenance and carpentry skills.
Skills and Requirements
  • Valid driver’s license with a clean driving record and current auto insurance.
  • Proficient in reading, writing, and understanding English.
  • Familiarity with general office equipment (telephone, fax, printer, copier, key‑track system).
  • Excellent customer service and interpersonal skills.
  • Strong organizational and time‑management skills.
  • Ability to multi‑task and perform basic math.
  • Calming skills for handling angry or difficult people.
  • Confidentiality maintenance.
  • Professional appearance and compliance with uniform policy.
  • Compliance with all safety requirements.
