Pay Rate is $15/hour

Summary/Primary Purpose :
Provides general maintenance services to assigned Omaha Social Services Properties (including but not exclusive to the Renaissance Village Facilities and Properties, Durham Booth Manor, Lauritzen Gymnasium and Lyle Apartments, The Burrows Center and Haven of Hope). Services includes Physical, Structural, Mechanical, Electrical, and Plumbing systems and performs Preventive Maintenance Program inspections and work for all facilities.

Essential Duties and Responsibilities : include the following. Other similar and related duties may be assigned.

  • Complete various painting projects including dry wall repair by patching, applying drywall compound, and sanding surface in preparation for painting.
  • Provides on-call coverage. On call coverage is scheduled on a weekly rotation with the maintenance supervisor and other maintenance worker. On call coverage includes involves taking calls and going into the office to address a situation ifwarranted. A stipend is provided for this duty.
  • Snow removal from assigned Omaha Social Services Properties including sidewalks, driveways and parking lots using a vehicle-equipped snow plow, tractor, snow blowers and shovels. Spread ice/snow melt product as needed.
  • Perform general maintenance duties such as basic electrical and plumbing repairs, changing light bulbs, picking up supplies, clean and/or change HVAC filters as needed and miscellaneous repairs to furniture or other property.
  • Clean up of area and tools after completion or work and ensures that all maintenance and repairs are done safely, complies with OSHA
  • Perform routine grounds maintenance activities such as weed abatement, parking lot maintenance, irrigation system repair, etc.
  • Will fuel and coordinate servicing of Facilities Management vehicles
  • Completes maintenance work orders in a cost effective, timely and professional manner.
  • Purchase supplies at approved vendors, as directed.
  • Complete all maintenance-related documentation to include purchase orders with applicable invoices, monthly repair and expense logs and HVAC equipment operating logs.
  • Maintain an adequate shelf stock of electrical, painting and plumbing supplies to facilitate facility repairs.
  • Coordinate and escort maintenance-related vendor/contractor visits to assigned Omaha Social Services Properties.
  • Completes the Preventive Maintenance (PM) Program for assigned areas of responsibility.
  • All other duties as assigned.

Supervisory Responsibilities: None

Education and/or Experience: High school diploma or general education degree (GED) required. One or more years experience with drywalling, painting, construction and use of hand tools required. HVAC experience desired.

Qualifications: The requirements listed below are representative of the minimal knowledge, skill, and/or ability required for this position.

  • Ability to be flexible and able to work and manage multiple projects or tasks simultaneously
  • Intermediate skills in Microsoft software and databases, along with the ability to access payroll, timekeeping and personal data via a web-based system.
  • Administrative skills to include utilization of standard office equipment, data entry, attention to details and filing.
  • Knowledge of standard hand tools, powered equipment and OSHA safety practices.
  • Good communication skills both written and spoken, and ability to maintain effective working relationships.
  • Demonstrated ability to handle confidential matters.
