Maintenance

Technician

The Maintenance Technician is responsible for carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Technician assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community Maintenance – Regular/daily onsite attendance, respond to resident/management requests, and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements necessary for community common areas and units.
  • Assist with scheduling and performance of all maintenance/repair‑related turn events.
  • Daily clean up of the exterior of the community, grounds, breezeways, and all common areas.
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Follow Asset key policy and maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor with the hazard communications program and promote safe work practices.
  • Participate in unit inspections and monitor inventory of equipment and supplies.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, and work in progress.
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on‑call emergency response at the community.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks and responsibilities requested by Management.
  • Customer & Resident Relations – Provide excellent customer service, monitor service request turnaround and responsiveness, and project a favorable image of the community.
  • Enforce resident and community policies as delegated by the immediate supervisor.
Education & Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and familiarity with on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement across multiple work sites, including climbing ladders, stairs, ramps, step stools, and working in tight and confined spaces.
  • Powerful manual tasks such as lifting and placing objects of 100+ lbs., operating machinery, power tools, and motor vehicles or golf carts.
  • Ability to work overtime, weekends, and night hours for on‑call emergencies.
  • Occasional standing or sitting for prolonged periods.
License/Equipment
  • Reliable transportation due to the emergency on‑call requirement.

Salary Range: $20 per hour to $22 per hour
