Part Time Porter – Asset Living
Asset Living is a third‑party management firm dedicated to fostering thriving communities nationwide. Essential Duties & Responsibilities- Responsible for community maintenance, including cleaning, trash removal, and general upkeep of grounds, buildings, breezeways, and all interior and exterior common areas.
- Respond to resident and management requests and work orders in a timely manner.
- Ensure repairs and replacements necessary for grounds, buildings, and community common areas are completed promptly.
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous conditions or liability concerns.
- Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs.
- Maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Help the Maintenance Supervisor maintain the hazard communications program and promote safe work practices.
- Participate in unit inspections and on‑call emergency service as requested.
- Manage excellent customer service and monitor service request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Enforce community policies consistently in all resident interactions.
- High School Diploma or Equivalent.
- Basic computer skills and the ability to use the on‑site software.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement between work sites, traversing flat and uneven terrain.
- Frequently ascending and descending ladders, stairs, ramps, step stools, and working overhead or in reaching positions.
- Ability to lift and move objects of 100+ lbs. and operate motor vehicles or golf carts.
- Exposure to outdoor weather elements, including wind and precipitation.
- Occasional work in tight or confined spaces, standing or sitting for prolonged periods, and operating machinery and power tools.
- May require overtime, weekends, or night hours for on‑call emergencies.
Salary: $20 per hour. The position includes comprehensive benefits such as medical, dental, vision, life, accidental, and disability insurance, a 401(k) plan with employer matching, and performance bonuses where applicable. Full‑time employees also receive paid sick days and company holidays.
