Position Overview

Monarch is hiring an Apartment Maintenance Manager/Supervisor in Omaha, NE. The role requires a valid driver’s license, a background check, and a drug screen.

Compensation
  • $28–$30 per hour plus bonuses up to $4,000+ annually.
  • On‑call bonus: $100 per week on call.
Schedule & Location
  • Monday‑Friday 8–5 pm, with one shared on‑call rotation every three weeks.
  • Park On Center Apartments (165 units).
Responsibilities
  • Perform property inspections, make‑readies, and general maintenance.
  • Create and complete work orders in a timely manner based on priority.
  • Paint/stain interior and exterior surfaces.
  • Manage vendor scheduling and gather bids for projects.
  • Assist in capital projects and rehabilitation work.
  • Work with Property Manager on monthly budget reviews.
  • Maintain preventive maintenance program.
  • Cover 24/7 emergency cell phone.
  • Pool maintenance (where applicable).
Qualifications
  • Minimum 2+ years in maintenance, 2+ years in multi‑family housing.
  • HVAC and EPA certification preferred.
  • CPO certification preferred.
  • Experience managing/supervising 3+ employees.
  • Drywalling, painting, and carpentry.
  • Knowledge of plumbing (sweating copper pipe) and electrical (outlets, switches, light fixtures).
  • Ability to diagnose appliances.
  • Water‑heater knowledge, electric and gas.
