About the Role

Carson Ranch is the primary residential, agricultural, retreat, and hospitality property within the Omya Land Management Ecosystem. The Property Manager is the steward of the guest experience—ensuring that every detail of the property reflects our commitment to excellence and creates an environment where guests feel cared for, safe, and inspired.

This role combines operational mastery with hospitality mindset. You manage the full operational picture—daily facility management, livestock care, agricultural programs, and team leadership—while keeping guest experience at the center of every decision. A defining part of your success is building documented systems and operational playbooks that enable your team to anticipate needs, maintain consistent standards, and handle details without requiring oversight.

Responsibilities

Guest Experience & Event Readiness

  • Complete pre-event property readiness checks; ensure every aspect of the property exceeds guest expectations—grounds manicured, buildings pristine, equipment functional, safety assured.
  • Anticipate guest needs and seasonal concerns—weather readiness, comfortable animal viewing areas, trail conditions, retreat space ambiance—and address them proactively before they become issues.
  • Maintain property standards between events; conduct daily inspections of buildings, barns, livestock facilities, roads, trails, and utility systems to catch and resolve issues before guests arrive.
  • Partner closely with the Omya Operations & Events team on event logistics; address event-specific setup needs and ensure property readiness aligns with event timelines and guest expectations.

Property & Facilities Management

  • Oversee repairs, improvements, and preventative maintenance; manage contractors professionally and ensure work meets our standards.
  • Ensure heat, water, electrical, and utility systems are reliable year-round; a failure here directly impacts guest comfort and safety.
  • Inspect and maintain trail infrastructure, bridges, and outdoor spaces on a regular cycle; these are extensions of the guest experience.

Animal Care & Ranch Operations

  • Oversee daily animal care and welfare—feed, water, health monitoring, shelter conditions, and fence integrity—ensuring animals are healthy, visible, and safe around guests.
  • Daily care of livestock (horses, goats, alpacas); ensure pasture, fencing, and shelter remain safe and functional year-round.

Agricultural Program Coordination

  • Provide coordination and oversight for the medicinal garden and wildflower programs in partnership with the Omya team.
  • Serve as the primary coordination point for the garden program team; ensure activities are aligned, communicated, and integrated with the broader property schedule.
  • Coordinate irrigation, facility access, and infrastructure use across all programs on the property.
  • Supervise and develop full-time staff and manage seasonal crew members; coordinate scheduling, task assignment, and daily direction with clarity and accountability.
  • Assist in hiring and onboarding additional full-time and part-time/seasonal positions; set the tone for service-minded operations.
  • Maintain structured check-ins with the events team, cleaning crews, contractors, and the Ecosystem Manager; ensure alignment and transparency.
  • Coordinate with the Land Management Division on scheduled maintenance.

Documentation & Systems

  • Submit weekly updates—accomplished work, upcoming priorities, risks, and support needed—so leadership is never surprised by property issues.
  • Build and maintain the Carson Ranch Operations Playbook—document all recurring systems, maintenance protocols, vendor relationships, seasonal cycles, and standards so the team operates consistently and guests receive the same excellent experience every time.
