Location: Omaha, NE

Compensation: Base Salary $30,000 + Commission (Average $75,000–$100,000+)

Training Pay: $5,000 per month during the first 90 days

Employment Type: Full-time | Commission-Based | In-Person

Urban Waters is redefining apartment leasing in Omaha. Our Property Educators are dynamic sales professionals who handle every step of the leasing process—from marketing to tours to closing. You will represent multiple communities across Omaha, helping residents find their new homes while earning an income that rewards your performance.

This is a fast‑paced, independent, and highly rewarding role for someone who thrives on competition and the excitement of closing deals.

Responsibilities
  • Conduct tours and present available apartment homes with enthusiasm and professionalism.
  • Manage your own pipeline from lead to lease, including follow-ups and application completion.
  • Ensure marketing, pricing, and property information remain accurate and up to date.
  • Oversee presentation and merchandising standards for model units and community spaces.
  • Attend weekly sales meetings and contribute to team performance goals.
  • Make informed pricing and fee decisions to secure leases and maximize commissions.
  • Maintain a professional image and deliver an exceptional experience to every prospect.
Ideal Backgrounds
  • Experienced leasing professionals or assistant property managers who love the sales side of the business.
  • Real estate agents seeking a steady base salary plus commission without the feast-or-famine cycle.
  • Sales professionals from hospitality, retail, or automotive industries with strong closing skills.
Requirements Qualifications
  • Proven experience in sales, leasing, hospitality, or a customer-facing role.
  • Highly competitive and goal‑oriented personality with a drive to excel.
  • Strong communication and presentation skills.
  • Ability to work independently and manage multiple communities.
  • Local knowledge of the Omaha area preferred.
  • Valid driver’s license and reliable transportation required.
  • Availability to work Saturdays as part of the regular schedule.
Compensation and Benefits
  • Base salary of $30,000 plus uncapped commissions (average earnings $75,000–$100,000+).
  • $5,000 monthly training pay during the first 90 days.
  • $10,000 annual performance bonus for top closers (180+ leases per year).
  • Mileage reimbursement for approved travel between communities.
  • Paid week off between Christmas and New Year’s, plus an additional paid week off in Q4.
  • PTO begins accruing on day one.
  • 401(k) with company match, dental, vision, HSA/FSA options.
