Job SummaryThe Maintenance Technician provides support and is accountable for delivering on our commitments to our residents. This includes quality move‑ins, residential satisfaction, expedited service, and personal attention to the residents. The Technician responds to residents' service needs and helps deliver superior customer service.
EssentialJob Duties
- Prepare apartments for move‑in: painting, carpet repairs, cleaning, general repairs, and other housekeeping duties.
- Respond to resident requests in a timely manner and with a professional attitude.
- Provide support to deliver quality move‑ins and resident satisfaction.
- Perform maintenance tasks such as plumbing, HVAC, basic electrical, carpentry, and painting.
- Maintain grounds, pools, hot tubs, common areas, and dog park amenities so they are clean, operational, and safe.
- Work on call to respond to after‑hour emergencies.
- Report maintenance concerns on vacant units, models, and common areas to the Maintenance Supervisor.
- Carry out scheduled maintenance as directed by the supervisor.
- Follow state, local, and federal fair‑housing laws.
- Attend and participate in training programs.
- Maintain safety procedures and safeguard company tools and equipment.
- Demonstrate reliable and punctual on‑site attendance and report any attendance issues.
- Perform any other related duties as assigned.
- Valid driver’s license.
- EPA 608 – Minimum Type II and CPO or local city required certificate.
- Read and understand documents such as policy manuals, safety rules, operating and maintenance instructions.
- Calculate rates, ratios, percentages, and prepare/interpret bar graphs.
- Diagnose routine problems involving several known variables.
- Use common sense to carry out written, oral or diagrammed instructions.
- Perform basic arithmetic in all units of measure.
- Write routine reports and correspondence.
- Follow all safety procedures.
High School Diploma, GED, trade, technical, or vocational school. Minimum 1year of related experience.
Work Environment & Physical DemandsThe role operates in a professional office environment and often uses standard office equipment. The technician must stand, walk, and stand for extended periods, ascend stairs and ladders, and may travel between properties in varying weather. Physical requirements include lifting up to 100pounds occasionally or frequently, and operating office machinery for 85% of the time. Travel may be required up to 10% of the time.
Compensation$18.70 – $22.00 per hour. (Other compensation factors depend on location, experience, and collective bargaining agreements.)
