Construction Manager - Fulfillment Center Programs (Remote, Sacramento-Based)
Job Description
The Construction Manager leads new builds, renovations, and expansions of large-scale fulfillment centers across the United States, with a primary focus on industrial retrofit and expansion projects. This role oversees preconstruction activities from site selection through construction handoff, ensuring designs, schedules, and budgets align with program goals while coordinating closely with internal and external stakeholders. The Construction Manager sets project timelines, assigns responsibilities, monitors progress, and prepares clear status reports for leadership, relying on deep design and construction expertise to drive on-time, high-quality delivery of complex commercial and industrial projects.
Responsibilities
* Manage preconstruction activities for retrofit, expansion, and initiative-based industrial building projects and programs, ensuring alignment with overall business and operational objectives.
* Obtain and document all project specifics from site selection and transaction management teams, researching and compiling all available information for each site.
* Coordinate all engineering and architectural specifications for each building type, including internal composite coordination, site surveys, existing drawings, and site visits.
* Oversee site-specific planning related to transportation and traffic control, internal building requirements, and standards for various lines of business.
* Coordinate initial architectural design efforts and manage permit submittals as required to support project schedules.
* Develop and provide supporting documents for lease execution, including site plans, work letters, schedules, phasing plans, and other required materials.
* Create initial construction schedules and phasing sequences to support complex retrofit and expansion work while minimizing operational disruption.
* Prepare detailed construction estimates for capital requests and other planning efforts, ensuring accurate budgeting and financial forecasting.
* Manage due diligence activities, including utility coordination and other preconstruction requirements, to ensure a smooth transition to construction teams.
* Provide complete and accurate documentation for construction handoff, including contacts, drawings, permit status, lease language and exhibits, capital request breakdowns, and details of landlord contributions or reimbursements.
* Upload and maintain all preconstruction documentation and work products in project management platforms such as Procore, ensuring data is organized, current, and accessible.
* Maintain a comprehensive repository of all preconstruction work products by site for ongoing reference and program-level visibility.
* Set deadlines, assign responsibilities, and monitor project and program progress, summarizing status and risks for leadership and key stakeholders.
* Ensure compliance with design criteria, spending guidelines, and transaction policies, and influence cross-functional stakeholders to adhere to standards and timelines.
* Lead and direct the work of others involved in project delivery, fostering collaboration among internal teams, external partners, and vendors.
* Identify and mitigate project and program risks related to schedule, budget, scope, and quality, and implement corrective actions as needed.
* Review and support contract documentation, including scopes of work and change management, to protect project objectives and maintain alignment with requirements.
* Manage stakeholder communication and expectations, clearly conveying project requirements, constraints, and updates to diverse audiences.
* Prepare and present regular reports for upper management regarding project and program status, key milestones, risks, and mitigation plans.
Essential Skills
* Bachelor's degree in Architecture, Engineering, Construction Management, or a comparable field.
* At least 7 years of experience in construction management, project management, or a closely related field.
* Demonstrated project management experience with retrofits and/or new builds for commercial or industrial construction.
* Experience managing projects with a minimum size of approximately 150,000 square feet and budgets around $20 million.
* Proven experience across at least two disciplines within the construction industry, such as general contracting, owner's representation, commercial development, or engineering and design.
* Experience in facilities management or similar roles, including planning, design review, implementation, and project management or control of new structures and existing buildings.
* Program management experience overseeing multiple concurrent projects.
* Strong construction management and project management skills, including scheduling, budgeting, and risk management.
* Proficiency in site development and project coordination for large commercial or industrial projects.
