About The Role
As the Land Development Manager, you will be responsible for managing all aspects of land development for multiple single‑family residential subdivisions to deliver finished lots ready for new home construction. You will report to the Director of Land Acquisition & Development and work in cooperation with internal teams in Land, Construction, and Sales, taking lead on several ongoing development projects.

- Oversee the work of site contractors to deliver finished lots ready for new home construction.
- Oversee the work of third‑party developers ensuring that our Criteria for Developed Lots is followed.
- Manage job sites to ensure compliance with local, state, and federal government regulations.
- Consult with external engineers on subdivision design details for new residential subdivisions.
- Perform regular civil plan reviews and field inspections for compliance with construction specifications and expectations for grading, drainage, and other site development details.
- Maintain working knowledge of municipal land use codes and ordinances applicable to residential subdivision development.
- Review bids from site contractors and make recommendations for contract award.
- Form and maintain positive working relationships with co‑workers, contractors, government officials, inspectors, and utility personnel.
- Serve as a resource and subject matter expert to internal stakeholders on land development issues.
- Control the budget, including creating, tracking, and approving payments.
- College degree in engineering, urban planning, landscape architecture, construction management, business management, or related field of study.
- Professional certification (PMP, PE, PLS, RLA, AICP) is desirable.
- Valid driver’s license and ability to travel daily to jobsites throughout the Cincinnati & Dayton area.
- Project or program management experience in the construction or land development industries.
- Working knowledge in use of standard computer software applications such as Microsoft Office, Word, Excel, Smartsheet, etc.
- Ability to comprehend and interpret a variety of engineering and construction principles, techniques, procedures, criteria, plans and specifications and related data.
- Ability to exercise independent judgment to anticipate and solve problems, determine project objectives and requirements, and organize and prioritize tasks to achieve project and program objectives.
- Ability to determine accuracy and relevance of information, generate and evaluate alternatives, and make recommendations.
- Ability to formulate and lead internal and external multi‑disciplinary teams, working in cooperation with peers, supervisors, and subordinates to achieve project and program objectives.
Difficulty of Work:
Work performed varies from routine to high degree of difficulty and requires knowledge of engineering and construction, contract documentation, program organization and administration, design, estimating, and scheduling of work. You will perform the work within established guidelines, exercising good judgment and decision‑making regarding projects and program‑level work. Responsibility:
You will be expected to effectively and efficiently manage multiple projects and priorities in multiple phases at any given time.
Physical Effort:
You must be able to navigate active construction sites and unimproved project locations as needed, and personal protective equipment (PPE) must be worn at all times while on active construction sites.
Working Conditions:
You will work approximately 80% in the field and 20% in the division office located in West Chester, Ohio. You may be required to travel within and throughout the Cincinnati and Dayton metropolitan areas, including periodically to/from Arbor Homes’ home office in Indianapolis.
