Position SummaryThe primary scope of this position is to manage remodel projects from pre‑construction through construction and warranty/close‑out. The Project Manager I will oversee projects of varying scope, including limited‑scope renovations and large‑scale store openings.
Applicants must reside in the greater DC Metro Area. The role requires travel to remodel/new store locations on Tuesday – Thursday. Monday is an in‑office day and Friday is a remote office day.
Applicants must be currently authorized to work in the United States on a full‑time basis.
Principle Duties and Responsibilities- Manage the bidding and awarding processes related to all GCs, CMs, subcontractors and suppliers.
- Compile all bid documents, including RFP packages, to minimize project cost and prevent change orders.
- Prepare contracts, purchase orders, and process payments for all requisitions and invoices.
- Oversee the Construction Change Authorization/Change Order process, ensuring changes are valid and not part of the original scope.
- Approve bid, contract, and requisition processes.
- Conduct redline reviews of ARCH/MEP plans for accuracy and conformance to standards and codes.
- Provide value‑engineering feedback to Engineering on assigned projects.
- Develop and implement cost‑saving ideas, including value engineering and construction methods.
- Plan store expansion, remodel projects, and department rollouts by creating detailed phase plans.
- Coordinate with internal departments regarding schedules, phasing, and changes.
- Oversee construction activities to ensure timely completion in accordance with prototype and lease requirements.
- Issue period budget reports to keep senior management updated on the financial status of the project.
- Review pending change orders and assess potential budget impact.
- Update period budget reports and align with committed costs.
- Collaborate with departments (Purchasing, Refrigeration, Real Estate, etc.) to ensure cost commitments are incorporated into the budget.
- Lead weekly construction and operations meetings for all assigned projects, including GCs, CMs, subcontractors, vendors, and support teams.
- Inspect progress to verify compliance with plans, specifications, and quality standards.
- Monitor on‑site activities to ensure consistency with the construction schedule milestones.
- Prepare and manage construction schedules, phase plans, and critical equipment delivery schedules.
- Minimize disruptions to store operations and complete renovations on schedule.
- Update schedules promptly to reflect job status accurately.
- Work with Safety and contractors’ safety reps to ensure safety inspections, training, and compliance.
- Review safety expectations at the start of every project and promote a safe work environment.
- Identify both positive safe practices and areas of concern during weekly visits.
- Issue warnings or fines to contractors who do not follow safety protocols.
- Conduct post‑mortems with Safety and recommend safety awards to vendors promoting safety.
- Address issues with delinquent vendors and determine improvement plans.
- Manage project completion, including punch list walk‑throughs, close‑out manuals, and punch list sign‑off. Ensure all as‑built plans and payments are completed within four months after store opening.
- Submit Fixed Asset documents for all equipment removed from the store to ensure accurate depreciation accounting.
- Bachelor’s Degree or equivalent experience in Construction Management, Architecture, or Engineering preferred.
- 5+ years of construction and/or architecture industry experience.
- Practical knowledge of construction technology and methods.
- Understanding of architectural designs, engineering concepts, construction methods and materials; site/off‑site design; project management; environmental and legal issues; and supermarket/retail industry standards.
- Full knowledge of Construction Safety and OSHA requirements.
- Ability to read and interpret architectural, structural, MEP, refrigeration and EMS plans, specifications, building codes, and lease exhibits.
- Capability to perform complex phase planning and construction scheduling.
- Proficiency in reading, writing, and interpreting contracts, schedules, and timelines.
- Physical ability to climb ladders.

$106,480 – $159,720 (actual compensation may vary based on qualifications, internal equity, and market conditions).
