Job SummaryAssistant Project Manager – JOC reporting to the Vice President/Director of Operations – JOC, responsible for overseeing bid packages, negotiating with sub‑contractors, managing client relationships, scheduling, procurement, and ensuring project delivery on budget and schedule.
Responsibilities- Oversee bid packages for sub‑contractor involvement and correctness.
- Negotiate sub‑contractor changes, contract terms with client/owner, and resolve disputes.
- Plan, organize and staff key field positions through regional department heads.
- Maintain positive client/owner relationships and serve as liaison with prime client and A/E contacts.
- Oversee procurement log and monitor progress of long‑lead items.
- Review subcontractor PCOs and prepare change order requests to owner.
- Review RFI and submittal logs with Project Engineers.
- Monitor/control construction through administrative direction of on‑site Superintendent.
- Represent company in project meetings and assist in labor negotiations/strategy meetings.
- Manage financial aspects of contracts (fee payment, rental equipment, income/expenses) to protect company interests.
- Monitor jobsite safety and take appropriate action to address deficiencies.
- Assist in preparing progress payment and obtaining approval.
- Develop cash flow projection with Project Controller and submit to Home Office and owner if required.
- Approve Time and Material rates.
- Perform other duties as assigned.
- Bachelor’s degree in Civil Engineering, Construction Management or related field from an accredited institution.
- Five or more years of commercial construction experience on projects exceeding $50 million; experience with Job Order Contracting (JOC) preferred.
- Thorough understanding of corporate and industry practices, processes, standards, and their impact on project activities.
- Knowledge of Primavera P‑6 and Procore; scheduling experience preferred.
- Knowledge of construction cost, scheduling, estimating, purchasing, engineering principles and techniques, and accounting principles.
- Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedules.
- Experience with leading‑edge technologies such as Building Information Modeling (BIM).
- Advanced skill level with MS Office applications (Word, Excel, Outlook, PowerPoint, Publisher).
- Intermediate knowledge of Prolog software.
- Knowledge of CAD 2000 or CAD 3‑D desired.
- Demonstrated leadership skills.
- Excellent written and verbal skills.
