Job Type: Full-Time

We are seeking an experienced, resourceful and highly motivated Senior Project Manager to lead commercial construction projects from start to finish. The Senior Project Manager will be responsible for estimating, planning, executing, and closing out projects within expected schedule, budget, and quality constraints. Supervision and mentoring of junior project management staff is a critical part of this job.

Key Responsibilities
  • Lead and manage project teams consisting of Assistant Project Managers, Site Superintendents, Subcontractors, Design Professionals, Owners, and Landlords.
  • Have a thorough knowledge of technical scope, clarifications, and contract requirements to lead the team and guide decision making.
  • Create and manage project master schedules with key stakeholder input and use these to guide Superintendent look-ahead schedules.
  • Mentor more junior team members on the construction industry, technical details, subcontractor management, etc. to develop the next generation of project managers.
  • Anticipate issues and develop solutions to complex technical problems.
Relationship Management
  • Support owners and architects to develop budgets, schedules, and cost estimates based on their vision.
  • Maintain and build strong, collaborative relationships with subcontractors and expand the subcontractor base of Tech 24.
  • Manage expectations of both internal and external teams to foster a culture of mutual success.
Estimating and Budget Management
  • Dissect bid documents from incoming RFPs and lead the team in developing scope and clarifications in parallel with bid packages for subcontractors.
  • Review and level subcontractor bids, ensuring accuracy and completeness of scope.
  • Assemble the estimate and clarifications for Tech 24’s proposals.
  • Develop the Procore budget from the contract schedule of values and manage project financials and change control.
Construction Administration
  • Ensure complete and accurate submittals for all products, with priority assigned to schedule drivers, and carry this through the material tracking process to conform to schedule requirements.
  • Create or guide the team in creating complete and specific RFI’s to ensure that responses move the project forward.
  • Supervise the organization and management of all project documentation, including Procore, per Tech 24 procedures and industry norms.
  • Schedule and lead weekly OAC meetings and publish meeting minutes which provide clear communication, documentation of discussions, and owner direction.
Quality Control & Safety
  • Support superintendents in monitoring quality control and conformance with contract requirements.
  • Work with the field team and subcontractor to identify job specific safety risks and challenges and develop solutions to mitigate.
  • Ensure all subcontractors are completing work according to contract requirements and OSHA standards.
Project Closeout
  • Ensure all project documentation is completed and archived appropriately for future reference.
  • Coordinate project closeout activities, including final inspections, punch lists, and client handover.
Qualifications
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field (preferred).
  • Minimum of 5 years of experience in commercial construction project management, 10 years preferred.
  • Experience managing multiple complex construction projects concurrently.
  • Strong leadership skills and ability to manage and mentor a project team.
Skills & Abilities
  • Excellent communication, negotiation, and interpersonal skills.
  • In-depth understanding of construction processes, contract management, and safety regulations.
  • Proficiency with construction management software including Procore, Bluebeam, Google tools, Microsoft Project and Microsoft Office Suite.
  • Strong organizational skills and the ability to manage multiple projects simultaneously.
  • Ability to read and interpret construction drawings, and specifications for architectural, structural, and MEP disciplines at a minimum.
