Job DescriptionWe are seeking a Remote Facility Manager to provide second-line sales support and daily administrative oversight for assigned self-storage facilities. This role is not intended to serve as a primary front-line call handler. Instead, the Remote Facility Manager resolves escalated sales opportunities, applies authorized pricing and offer options, manages third-party inbound lead channels, and ensures facility communications, collections activity, lease documentation, insurance requirements, and operational tasks are completed accurately and on time.
The role may occasionally handle a call when a customer specifically requests a manager or when escalation support is required.
The Remote Facility Manager reports to the Remote Operations Manager. The role is expected to resolve items within established authority and elevate exceptions with complete context, recommended next steps, and documented customer or facility impact.
Key Responsibilities- Serve as the second line of sales and administrative support for Rental Experience Specialists, focusing on escalated opportunities and exceptions rather than routine front-line call handling.
- Accept manager-requested calls or escalated customer interactions when higher-level support is required.
- Use authorized discretion to modify rates, extend approved special offers, and close escalated leads within established guidelines.
- Provide clear resolution and next-step guidance for escalated leads, documenting the outcome in the appropriate systems.
- Escalate requests that fall outside defined pricing, offer, policy, or operational authority.
- Directly manage inbound leads from Spare Foot and similar third-party channels independently from the Rental Experience queue.
- Monitor new leads throughout the day, complete required outreach, and maintain the defined follow-up cadence until the opportunity is closed, converted, or appropriately dispositioned.
- Ensure lead source, contact attempts, offer details, conversion outcome, and follow-up activity are documented accurately.
- Identify recurring channel issues or lead-quality concerns and elevate them with supporting details.
- Own daily administrative activity for assigned facilities, including emails, voicemails, web inquiries, Echo alerts, prospect follow-up, and assigned software or system tasks.
- Review all required communication and task channels throughout the day and ensure items are logged, resolved, closed, or escalated by end of day.
- Maintain accurate, current records across operating systems so open items, customer commitments, and next steps are visible to the broader team.
- Prioritize work based on customer impact, delinquency timing, lead urgency, compliance risk, and established procedures.
- Monitor payment activity and follow up on autopay failures according to established procedures.
- Complete the required contact cadence for accounts that are seven days past due and document all attempts and customer commitments.
