Steering House is an established Brooklyn based, high‑end residential design, development and construction company looking to hire a Project Architect immediately. The best qualified candidates will also have hands on residential construction project management experience over the full lifecycle of a townhouse gut renovation, or similar. All candidates must be comfortable in a fast‑paced, high pressure work environment managing projects with $5m+ budgets each.

This position reports to the company’s Design Director but the success of this role depends heavily upon close collaboration with our entire tight knit management team and amazing clients.

Architecture Responsibilities
  • Lead our in‑house teams and clients through the entire architecture/design process
  • Draft and detail construction plans for residential gut renovations and new construction
  • Manage all design professionals and expeditors
  • Participate in the budget creation and value engineering processes
  • Maintain company design standards
  • Assist with quality control - we expect nothing but the highest standards
Project Management Responsibilities
  • Define and manage project goals, budgets and schedules and ensure deadlines are being met
  • Review plans for completeness and generate RFIs where necessary
  • Produce RFPs, negotiate contracts to our advantage, manage vendors and contracts with subcontractors
  • Coordinate and oversee project design teams and other consultants
  • Manage timely purchase, delivery and tracking of required finishes and fixtures
  • Quality control - we expect nothing but the highest standards
  • Client reporting and management
  • Schedule Department of Buildings and progress inspections as required
Administrative
  • Ensure all required permits are in place
  • Ensure subcontractor insurance requirements are met and proper certificates are in place
  • Contract administration with subcontractors
  • Lead the budget creation and value engineering processes
  • Lead the budget management, reporting and reconciliation processes to ensure budgetary goals are being met
  • Manage client billing and change orders
