Job Title:

Pre-Construction Manager

About the Role

The Pre-Construction Manager oversees new builds, renovations, and expansions of Fulfillment Centers across the U.S. This role is responsible for driving early‑stage project planning, aligning design intent with business needs, and ensuring all pre‑construction deliverables are completed accurately and on time. You will collaborate with internal teams and external partners, manage schedules and budgets, ensure compliance with design criteria, and prepare detailed progress reports for leadership.

This position requires strong project management expertise, contract negotiation experience, and the ability to coordinate complex, multi‑disciplinary efforts from concept through construction handoff.

Key Responsibilities

* Gather and document all project requirements from site selection and transaction management teams.

* Research and compile comprehensive site information to support early-stage planning.

* Coordinate engineering and architectural specifications for multiple building types, including composite layouts and site-specific requirements.

* Support initial architectural design and manage all materials required for permit submittals.

* Prepare documentation for lease execution, including site plans, work letters, project schedules, and phasing plans.

* Develop initial construction schedules and sequencing for phased construction when needed.

* Produce construction estimates for capital requests and planning initiatives.

* Lead due diligence efforts, utility coordination, and other pre-construction activities before handoff to construction teams.

* Provide thorough, organized documentation for construction turnover, including drawings, permit status, contacts, and related materials.

* Maintain a complete repository of pre-construction deliverables for each project site.

Required Qualifications

* Bachelor's degree in Architecture, Engineering, Construction Management, or a related field.

* Minimum of 7 years of experience in a related discipline (Architecture, Engineering, or Construction Management).

* 7+ years of project management experience spanning design, implementation, and operational transition.

* 7+ years of experience negotiating construction, labor, and procurement contracts.

* Proficiency with AutoCAD, BIM tools, and scheduling software (Primavera, MS Project, or similar).

* Strong stakeholder management and contract review abilities.

Preferred Skills & Experience

* Experience in at least two areas of the construction industry (e.g., General Contracting, Owner's Representation, Commercial Development).

* Proven ability to communicate complex project requirements to diverse audiences.

* Experience in facilities management, including planning, design review, and implementation.

* Experience managing multiple concurrent projects in a program management capacity.

* Project Management accreditation (e.g., PMP).

* Experience with parking lot design or related work is a plus.

Job Type & Location

This is a Contract position based out of Seattle, WA.

Pay and Benefits

The pay range for this position is $68.00 - $68.00/hr.
