We are seeking an experienced Mortgage Funder to join our operations team. This role is responsible for reviewing clear-to-close loans, confirming all funding conditions are satisfied per investor approval, coordinating with warehouse banks, and disbursing loan proceeds in compliance with regulatory and investor requirements.

• 2–5+ years of mortgage funding experience in a lender environment
• Experience working in a non-delegated model
• Proficiency with Encompass or Meridian Link Mortgage LOS - Preferred
• Direct experience ordering wires and coordinating funding with warehouse banks
• Strong understanding of agency guidelines (Fannie Mae, Freddie Mac), FHA, VA, and conventional products
• Knowledge of TRID, RESPA, and compliance requirements
• High attention to detail with strong organizational skills
• Ability to manage multiple loans and meet strict funding deadlines
• Strong written and verbal communication skills

• Review loan files after investor-issued Clear to Close (CTC) to ensure all prior-to-funding conditions are cleared
• Confirm loan documents align with investor approval and final underwriting conditions
• Review and balance Closing Disclosure (CD), note, security instrument, and funding figures
• Ensure compliance with TRID timing requirements and applicable state funding laws
• Prepare and submit funding requests to warehouse banks
• Initiate and confirm wire instructions in accordance with internal controls and fraud prevention procedures
• Coordinate with escrow/title companies, settlement agents, processors, and underwriters to ensure timely closings
• Verify final insurance, income, and collateral documentation prior to funding
• Maintain funding logs and pipeline tracking to meet closing deadlines
• Communicate funding status to internal teams and management
• Support post-closing and investor delivery teams as needed
