Who You Are
We are seeking a Real Estate Credit Analyst to prescreen and prequalify commercial real estate loan opportunities prior to formal underwriting. This role requires the ability to analyze commercial assets, sponsorship strength, deal structure, and construction or renovation budgets. This is not a residential or consumer mortgage role.
The analyst will help determine whether a transaction fits Enact Partners' lending criteria before it advances to senior review.
What You'll Do
- Prescreen inbound commercial real estate loan requests for fit with Enact Partners' credit profile
- Analyze commercial property types including multifamily, industrial, office, retail, mixed use, and select special use assets
- Evaluate requested loan amounts relative to estimated value and loan to value
- Review borrower and sponsor experience specific to commercial real estate ownership and development
- Analyze proposed business purpose use of funds
- Review construction and renovation budgets at a high level for completeness and reasonableness
- Identify material risks related to asset type, market, sponsorship, leverage, or execution
- Evaluate exit strategies such as refinance, sale, or stabilization
- Clearly distinguish between commercial underwriting considerations and residential mortgage concepts
- Prepare concise internal deal summaries and recommendations for senior team review
- Demonstrated understanding of commercial real estate underwriting principles
- Experience analyzing income producing real estate assets
- Working knowledge of loan to value, debt yield, collateral risk, and sponsorship analysis
- General understanding of construction, renovation, or value add budgets
- Ability to assess commercial deal structure and risk, not consumer credit metrics
- Strong analytical judgment and attention to detail
- Clear written communication skills
