The Financial Analyst role at Heritage Hill Capital Partners offers flexible hybrid scheduling (must be local to the Greater Cincinnati area — includes 1–2 cross-functional collaboration sessions per week at our Cincy HQ, before/after which you may continue working from your home office), and is a high-impact position supporting our finance, acquisitions, and asset management teams. This role goes beyond traditional reporting — the analyst will build financial models, forecast portfolio performance, and generate insights that influence pricing, investment decisions, and capital allocation.
You’ll work across the full real estate investment lifecycle, including underwriting acquisitions, monitoring asset performance, forecasting fund returns, and helping build the company’s analytics infrastructure.
Heritage Hill owns and operates multifamily communities across multiple markets and continues to grow rapidly. As a privately held investment platform, we prioritize data-driven decision-making and continuous improvement. The Financial Analyst plays a critical role in building the analytics engine that supports that mission.
What You’ll Do- Build and maintain financial models to evaluate acquisition opportunities and investment performance
- Support underwriting and investment decision-making through discounted cash flow (DCF) modeling and scenario analysis
- Monitor deal-level and fund-level returns, including IRR tracking and variance analysis
- Develop forecasts for portfolio performance and asset-level operations
- Produce analytical insights that guide pricing strategies, capital planning, and operational decisions
- Conduct scenario modeling and probabilistic analysis (such as Monte Carlo simulations) to quantify risk and potential outcomes
- Support leadership with financial analysis for acquisitions, dispositions, refinances, and investor discussions
- Build and improve data workflows using Power BI, Excel, and emerging analytics tools
- Help strengthen the company’s data ecosystem and analytics infrastructure
By the end of your first year, a successful analyst will:
- Independently underwrite acquisition opportunities and prepare supporting investment materials
- Maintain updated deal-level and fund-level IRR tracking and explain key drivers of performance
- Deliver monthly portfolio forecasts and financial insights that influence asset strategy
- Produce actionable asset-level recommendations that improve NOI or operational performance
- Help build scalable analytics systems that improve the quality and reliability of financial data.
- Strong financial modeling and analytical skills
- Ability to translate complex data into clear insights and recommendations
- Advanced proficiency in Excel (Power Pivot, Power Query, DAX, etc.)
- Experience with Power BI or similar business intelligence tools
- Exposure to SQL, Python, or automation tools is a strong plus
- Familiarity with cloud ERP or real estate finance platforms (Real Page, Yardi, Sage Intacct, etc.)
- Ability to work independently while collaborating with investment and operations teams
- Strong written and verbal communication skills
- Must be based in (or actively relocating to) the Greater Cincinnati, OH area — this role is not fully remote and includes 1–2 cross-functional collaboration sessions per week at our HQ. Relocation assistance is not provided.
- Bachelor’s degree in Finance, Economics, Accounting, or a related field.
- Experience in financial analysis, investment analysis, asset management, or FP&A.
- Experience with financial modeling and forecasting.
- Real estate industry experience preferred (multifamily, retail, commercial, or REIT environments).
- Candidates with backgrounds in investment banking, commercial real estate underwriting, asset management, or portfolio analytics strongly preferred.
