Job Description

QII seeks a Finance Associate to join a high-performing finance team at a pivotal stage of platform growth. Reporting to the VP, Finance, this role will play a central part in executing QII’s project finance, capital markets, and corporate finance activities. The Finance Associate will work directly with senior leadership, legal counsel, lenders, and institutional capital partners on large-scale transactions that span land acquisition, pre-development, development, takeout, and joint venture financings.

Responsibilities
  • Build, maintain, and enhance sophisticated financial models covering construction, operating, and exit phases throughout the deal lifecycle.
  • Model complex capital structures generated from plan and cost review with a full underwrite of wholesale Infratech lease economics to generate monthly projections.
  • Create and implement financing strategies with a specific focus on pre-development, project finance, and permanent market (ABS/CMBS/Private Placement) takeouts.
  • Develop sensitivity analyses, scenario cases, and investment committee materials to support strategic decisions.
Capital Markets & Financing Execution
  • Prepare lender and investor materials including confidential information memoranda (CIMs), management presentations, and rating agency submissions.
  • Review and analyze term sheets, commitment letters, and definitive financing documentation.
  • Coordinate due diligence work streams with lenders, rating agencies, legal counsel, and third-party consultants.
  • Monitor and prepare ongoing transaction reporting and covenant compliance reporting.
Strategic & Executive Support
  • Prepare executive communications, board materials, and capital partner updates.
  • Contribute to strategic planning, budgeting, and capital allocation decisions across the platform.
  • Maintain deal calendars, financing milestones, and portfolio dashboards to keep leadership aligned on execution priorities.
Qualifications
  • Bachelor’s degree in Accounting, Finance, Real Estate, Engineering or related discipline.
  • 2–5 years of relevant experience in investment banking, capital markets, project finance, private equity, or institutional real estate.
  • Preferred direct experience underwriting or financing hyperscale or wholesale data centers, with knowledge of hyperscale tenant credit, lease structures and interconnection economies.
  • Preferred familiarity with financial institutions that provide land acquisition, pre-development, development, takeout, and joint venture financings structures.
  • Preferred experience preparing materials for rating agencies, institutional lenders, or private placement debt investors.
Skills
  • Advanced Excel modeling skills, including dynamic project finance models, waterfall structures, scenario frameworks, and VBA.
  • Strong understanding of project finance conventions (DSCR, Debt Yield, LTC, IDC, IRR).
  • Exceptional attention to detail and the ability to produce institutional-quality work product under tight deadlines.
  • PowerPoint proficiency for executive and external-facing materials.
  • Strong written and verbal communication skills, with the ability to present complex analyses to senior executives and external capital partners.
