general descriptionthe in‑market home loan advisor is responsible for home loan production from assigned branches and the local mortgage market. They will work closely with branch managers, local realtors, and other market sources to generate home loan referrals. The advisor develops production strategies to enhance the credit union’s market share in assigned markets, generates and responds to inquiries and referrals from branches, interviews applicants, and assists with financing objectives.
They self‑source home loans from the local mortgage market and maintain thorough knowledge of lending programs, policies, procedures and regulatory requirements.
- originate home loans by maintaining exceptional service levels and product knowledge. Discuss home loan products and programs via phone, email or in person.
- work with branch management and staff to educate and strategize to increase home loan production from members.
- develop market strategies with branch management to drive new membership and home loans to the credit union.
- collaborate with realtors and other business partners in the market where assigned branches are located.
- maintain membership in realtor groups and attend business development events (mixers, fairs, other brand‑building events).
- obtain and analyze pertinent financial and credit data; provide initial assessment of loan and product qualifications.
- understand state and federal laws and regulations related to credit union compliance, including respa, hpml, hoepa, hcml, hmda, fair lending, bank secrecy and anti‑money laundering laws.
- monitor the home loan pipeline to ensure loans are attended to promptly, efficiently and accurately according to pipeline standards.
- negotiate with members on counter‑offers or communicate declinations when program limits (e.g., loan‑to‑value, debt‑to‑income, valuation, reserves) prevent approval, while maintaining professionalism.
- collaborate with other advisors and fulfillment staff to ensure procedural compliance, team collaboration and a positive atmosphere.
- consistently document conversations with members in los for proper communication.

- effective oral and written communication skills to interact with members, branches, contact center staff and outside contacts.
- manual dexterity to operate an on‑line computer terminal and standard office equipment (financial calculator, pc, fax machine, telephone).
- technology and reporting skills required to direct and manage origination activities.

- external: realtors, vendors, organizations, selected employer groups, and other business partners.
- education: successful completion of high school curriculum or equivalent work experience.
- experience: 2 years or more of mortgage loan origination experience.
- knowledge / skills:
- exceptional member service and relationship skills.
- strong credit analysis and general financial analysis.
- current working knowledge of the mortgage industry.
- full knowledge of fnma/fhlmc–secondary market and fha.
- strong oral and written communication skills.
- advisory and consultative home loan skills.
- proficiency with financial calculators, pc, copier, fax, etc.
- prolonged sitting with occasional mobility required.
- normal corrected vision.
- normal hearing; hearing aid provided if needed.
- occasional movements throughout the department to interact with staff and accomplish tasks.
- occasional bending and stooping as required.
- mlo registration required. The position requires a mortgage loan originator as defined by the s.a.f.e act, responsible for taking applications and negotiating terms or rates on loans secured by real property.
