Role Description The Acquisitions Associate – NYC ($5M–$50M Projects) is a contract, hybrid role based in New York, NY, with flexibility for some work from home. This position supports the sourcing, underwriting, and execution of value-add multifamily, mixed-use, and luxury development site acquisitions in the $5M–$50M range. Day-to-day responsibilities include financial modeling, market research, deal screening, and preparation of investment memos and presentations and assistance diligencing deals and working with capital markets to procure financing.

The associate will assist with due diligence, including reviewing legal documents, coordinating third-party reports, and tracking transaction timelines and milestones. The role also involves communicating with internal partners and external stakeholders, maintaining organized deal files, and contributing to strategy discussions on pipeline opportunities.

Qualifications

• Strong acquisitions and deal evaluation skills, including experience identifying, analyzing, and prioritizing real estate opportunities.
• Robust analytical and finance skills, with proficiency in financial modeling, cash flow analysis, and understanding of capital structures.
• Demonstrated due diligence capabilities, including document review, risk assessment, and coordination with legal, lenders, and vendors.
• Clear and professional communication skills, with the ability to present findings, write concise investment summaries, and collaborate with diverse stakeholders.
• Bachelor’s degree in Real Estate, Finance, Economics, Business, or a related field; advanced coursework or a relevant master’s degree is a plus.
• Experience in New York City real estate markets, particularly Brooklyn and Manhattan and multifamily or mixed-use projects as well as condo and luxury development.
• High level of organization, attention to detail, and ability to manage multiple deals and deadlines in a fast-paced environment. High level of comfort using AI and technology tools to assist in daily tasks
• Comfort working in a small, entrepreneurial team environment and operating with a high degree of integrity and professional judgment.
• $150K to $200K annually for strong experienced and self-motivated leaders with NYC connections and network and ability to generate deal flow.
