The Sr Second Lien Release Analyst evaluates and resolves complex second lien mortgage loans by validating lien enforce ability, quantifying loss exposure and recovery potential, and recommending disposition, foreclosure bid, charge-off, or recovery strategies within established authority. Owns loan-level analysis and documentation through investor or management approval, escalates exceptions and material risk, and partners with internal departments and external stakeholders to protect lien position, maximize recoveries, and support accurate reporting and audit readiness.

Performs all duties in accordance with company policies and procedures, investor requirements, and applicable federal, state, and local laws and regulations. The target pay range for this position is $25.00/hr - $29.00/hr.

What you'll do:.

Research and analyze second lien loan files to validate lien status and enforce ability, quantify loss exposure and recovery potential, and select or recommend the appropriate resolution strategy within established authority.

Generate and review monthly Second Liens Reports, applying exclusion criteria and identifying loans requiring further analysis, monitoring, or action.

Conduct property, title, and senior lien research using available tools to verify ownership, lien position, foreclosure activity, and potential impact to second lien recovery strategy.

Create equity analyses to determine projected equity and support recommended exit strategies.

Prepare foreclosure bid recommendations for investor approval, including supporting analysis, economic assessments, payoff details, proof of lien position or loss, and strategy rationale.

Own the investor approval process for assigned loans, present strategy and supporting analysis, resolve questions, and elevate exceptions or recommendations outside delegated authority.

Lead assigned senior lien foreclosure bidding activity by validating approved bid limits, coordinating funds and vendor attendance, monitoring sale results, and completing required post-sale actions and escalations.

Prepare and submit charge-off requests with full justification and coordinate with Investor Reporting, Cashiering, and other departments to execute approved charge-offs and ensure proper documentation.

Follow up on surplus funds to support timely recovery, reconciliation, and appropriate documentation.

Process and record requests for notice on stand-alone second liens to support ongoing monitoring and lien protection.

Prepare and execute required California AB 130 certifications and supporting notices for applicable subordinate-lien foreclosure activity, validating servicing history, documentation, approvals, and escalation of identified exceptions.

Maintain accurate records in servicing systems and shared directories. Document decision logic in a format suitable for management review, executive review, and audit.

Measure and report recovery dollars, avoided losses, approval and resolution cycle times, aging, bidding activity, surplus funds, exceptions, and other portfolio risk indicators; identify trends and recommend corrective action.

Respond to inquiries from clients, investors, and internal teams regarding second lien accounts, strategies, approvals, and recovery activity.

Support the development and refinement of company policies and procedures related to second lien servicing, monitoring, recovery, and loss mitigation.

Provide technical guidance and peer mentoring to junior analysts, assist with escalated issues, participate in audits, and support corrective actions; does not assign work, evaluate performance, or exercise formal supervisory authority.

  • Advanced knowledge of second lien default servicing, lien priority and enforce ability, title research, senior lien monitoring, foreclosure bidding, charge-offs, surplus funds, and recovery strategies.
  • Strong working knowledge of investor requirements and applicable federal and state servicing, debt collection, foreclosure, notice, and record-retention requirements.
  • Ability to interpret title, valuation, payoff, foreclosure, payment, and servicing-history data and convert findings into defensible equity analyses, bid recommendations, charge-off requests, and recovery strategies.
  • Ability to exercise independent judgment within delegated authority, identify material risk, and elevate exceptions with clear options and recommendations.
