We're seeking an experienced, mission-driven Director of Asset Management to lead the oversight of our affordable housing investment portfolio and help ensure long-term success for communities across California.

Why This Opportunity?

This is a strategic leadership role for a seasoned affordable housing professional who enjoys balancing portfolio performance, risk management, compliance oversight, and team leadership.

You’ll report to the Chief Financial Officer and partner closely with executive leadership, investors, developers, property managers, and community stakeholders while overseeing a portfolio that directly impacts affordable housing outcomes throughout California.

What You’ll Do

As Director of Asset Management, you will:

  • · Lead oversight of Merritt's affordable housing investment portfolio.
  • · Monitor financial, operational, compliance, and partnership performance.
  • · Manage portfolio risk and develop proactive mitigation strategies.
  • · Oversee investor reporting and Board presentations on project and portfolio performance.
  • · Support investment underwriting and asset transactions.
  • · Lead dispositions, restructurings, and partnership exits.
  • · Build relationships with general partners, property managers, investors, and public agencies.
  • · Drive process improvements and portfolio reporting enhancements.
  • · Lead, mentor, and develop a high-performing asset management team.
What We’re Looking For

Required

  • · Bachelor's degree in Business, Finance, Accounting, Real Estate, Economics, or related field; or equivalent experience.
  • · 10+ years of affordable housing, LIHTC asset management, real estate finance, compliance, or related experience.
  • · Leadership or management experience.
  • · Strong financial analysis and portfolio management capabilities.
  • · Exceptional written and verbal communication skills.

Preferred

  • · MBA, related graduate degree, or equivalent experience.
  • · Deep knowledge of LIHTC regulations and affordable housing operations.
  • · Experience with HUD, Section 8, TCAC, HCD, and related affordable housing programs.
  • · Asset management or tax credit certifications.
  • · Experience with MRI Software, Power BI, and Asana.

Salary Range: $175,000 - $225,000 annually + Bonus
