Position Overview

As the Director of Sales for operational properties, your leadership will be pivotal to leasing performance, revenue growth, and market expansion across our portfolio. This dynamic position encompasses two primary functions: leading strategic leasing initiatives and optimizing sales strategies for existing communities. Your expertise in market analysis, sales execution, and team leadership will be instrumental in maximizing occupancy, enhancing resident experiences, and positioning our communities as market leaders.

By aligning leasing operations with broader business objectives, you will contribute to the sustained growth and success of our student housing portfolio.

Leasing Strategy & Implementation
  • Create and implement strategic leasing and sales plans to drive occupancy, rental income, and revenue growth across student communities.
  • Leverage data‑driven insights, market research, and industry trends to refine sales leasing strategies and ensure competitive positioning and maximum occupancy.
  • Work closely with executive leadership to set ambitious leasing and sales targets and establish actionable plans to achieve them.
  • Continuously assess leasing performance and adjust strategies based on market trends, resident feedback, and competitor analysis.
  • Partner with operations teams to develop tailored leasing strategies for underperforming or high‑priority communities, focusing on key leasing seasons.
  • Partner with marketing to develop and implement leasing campaigns, ensuring alignment with community needs and business objectives.
  • Work closely with marketing, operations, and asset management teams to create seamless leasing experiences, enhance resident engagement, and maximize property performance.
