The Director of Pre-Development & Construction is responsible for all Pre-Development, Due Diligence, Permitting, and Construction activities in a rapid growth team environment building new Medical Facilities across the United States. This position applies effective management techniques to ensure timely predevelopment and construction activities while coordinating and communicating across all stakeholders for both on-site and off-site work and completion. The role recommends and maintains a network of effective and competitive contractors and manages ongoing construction & project budgets to ensure successful and timely completion.
This role is part of a larger department that integrates Development with the real estate, design, construction, and planning teams to ensure program requirements are documented, options are developed, and the best solutions are executed. It also holds responsibility for understanding key business drivers and developing short- and long-term efficiency strategies based on financial and operational needs.
LOCATION:
Multi-state travel required, 25-50%, Remote based
- Project schedules, budgets, and tracking; establish and monitor against them.
- Ensure sites are turned over successfully in a timely manner and manage expectations with key stakeholders.
- Maintain collaborative relationships with a network of service-oriented vendors.
- Manage vendor relationships, providing regular formal and informal performance feedback.
- Coordinate and track Developers.
- Oversee Pre-Development and Construction scope and execution to ensure timely openings.
- Manage processing, tracking, and release of payments relative to all work performed, contracts, and initiatives.
- Participate in punch list site visits at turnover with MEP engineers and architectural firms.
- Establish protocols and commissioning SOPs for all locations in conjunction with partners.
- Act as primary liaison for stakeholder support and oversee implementation of construction needs including contract negotiation, project bidding, and vendor award processes.
- Track and measure against annual construction budgets at project, portfolio, and initiative levels; identify cost drivers affecting bid and final cost variances.
- Manage project delivery to Facilities Operations with quality, while managing stakeholder expectations.
- Interact with Senior Leadership; negotiate vendor claims, budget variances, and progress updates as needed.
- Ensure projects meet high qualitative and quantitative standards; communicate expectations and hold teams accountable.
- Strategic procurement planning, including determining delivery methods and contract types; ensure bid documents and contracts cover full scope.
- Oversee the RFP process as needed to source vendors.
- Perform bid analysis, assess risks, and provide vendor recommendations to Executive management.
- Investigate and recommend cost-saving alternatives to owner-supplied materials and methods; value-engineer designs for cost efficiency and scalability.
- Direct processing, tracking, and release of payments for construction contracts and initiatives.
- Create reporting standards to ensure store openings, KPIs, and budget targets are met.
- Serve as liaison for design or construction changes during the project.
- Hold pre-construction meetings, inspect progress, and confirm substantial completion.
- Prepare punch lists and ensure completion to satisfaction.
- Bachelor’s degree required in Construction Management, Engineering, or related field.
- 10 years of experience in Pre-Development and Construction for a Developer, Contractor, or Medical group on a national level.
- Strong knowledge of project management software such as Procore or Ingenious.
- Software skills:
Proficiency in MS Project, Word, Excel, etc. - Exceptional analytical, numerical, and presentation skills with the ability to interpret data and communicate insights clearly.
- Proven leadership and communication abilities with strong organization, time management, and a collaborative, team-first mindset.
- Travel required.
- Proficient in reading and interpreting plans, specifications, and construction documentation.
