Operations Manager
RC Homes, Inc. is Southern California home builder of select for-sale and build-to-rent communities with offices in Orange County and Los Angeles .We are seeking a Project Manager responsible for processing entitlements, plans and permits in support throughout the life of our development projects.
The Project Manager will report to the Vice Presidents of Forward Planning, during entitlements, and Operations, from improvement plans going forward, and will work closely with other team members.

We are continually expanding and this position will offer growth opportunities for capable candidates. Strong candidates will have at least 5 years of development planning and project approval experience with a focus on residential, preferably in Southern California.
This is a full-time hybrid role for a Senior Project Manager based in Costa Mesa or Los Angeles, with the flexibility for remote work.
Responsibilities include:
- Manage consultant team through the life of the project, from site planning and product development phase, culminating in full project entitlement submittals, to construction document development, including RFIs, and permitting.
- Direct and coordinate all components of forward planning (entitlement phase) from the design process through approval and permitting.
- Lead due diligence and site investigation for certain new acquisitions:assess development risks and challenges, research development costs, and permit/fee estimates.
- Develop a schedule and prepare budgets for projects
- Manage efforts to obtain approvals and permits from cities, utility providers and other government agencies, which may include local, County and State agencies, as needed for specific projects.
- Pro-actively manage communications with other internal team members to coordinate necessary input from Executive, Construction Operations, Marketing & Sales teams, to ensure that projects area ready for immediate hand-off to VP of Operations upon approval.
- Serve as community liaison throughout development: obtain building and construction permits from municipal and/or county authorities and troubleshoot any problems that may arise from entitlement through permits, final inspections and certificate of occupancy, HOA turnovers, and bond exonerations.
- Attend frequent project meetings on site during construction to observe field conditions and meet with operations team.
- Lead and advise horizontal purchasing for select projects.
- “Own” project budgets and consultant schedules for your projects, including on-going contracting and accounting approval responsibilities and participation in monthly budget meetings and briefings with investors.
- Attend weekly team meetings and address any community development issues.
- 5+ yearsof residential development or homebuilding project management experience demonstrating ability to run a project from conception to completion
- Highly analytical individual with strong understanding of development challenges, and the ability to strategically evaluate multiple options and propose best solutions
- Ability to effectively communicate effectively with co-workers, government agencies and consultants
- Pride in quality work, detailed and results oriented.
- Team player with excellent organizational skills.
- College education preferred.
- Proficient with Smartsheets/GANTT Project Schedules
