Project Manager, Program ​/ Project Manager, Operations Manager

Black Flag Design is a boutique architecture firm based in Annapolis, Maryland, specializing in high-quality, client-focused projects. We deliver thoughtful, efficient designs for residential and commercial work, managing small to medium-scale projects through design, permitting, and construction phases. As we continue to expand, we remain committed to exceptional client service, clear communication, and on‑time delivery.

We're seeking a talented Project Manager to join our small team and help us scale smoothly by owning project coordination, client updates, and timeline management. This is a remote role with flexibility, though virtual or occasional in‑person collaboration (e.g., site visits in the Greater Washington D.C. area may be required). We will only be considering candidates in the DMV area at this time.

• Serve as the primary point of contact for clients across all project phases (design, permitting, construction), providing regular status updates, managing expectations, and addressing questions to ensure high satisfaction and reduce communication gaps.
• Track and manage multiple projects simultaneously, creating and maintaining detailed schedules, milestones, and resource plans to prevent delays and keep work flowing efficiently.
• Coordinate with the Design Team, clients, contractors, consultants, and permitting authorities to resolve issues, incorporate feedback, and drive projects forward.
• Oversee permitting submissions, respond to reviewer comments, and track approvals to minimize setbacks.
• Monitor construction‑phase progress through contractor updates and change order management.
• Use project management tools (e.g., Motion or similar) to organize tasks, files, and communication; help implement or refine processes as the firm grows.
• Flag potential risks or overloads early and collaborate with the team to prioritize and reallocate work.
• Contribute to continuous improvement by documenting lessons learned and standardizing templates for common project types.

• 3–7+ years of experience as a Project Manager, Project Architect, or similar role in an architecture, design, or construction firm (experience with small‑scale or high‑volume projects is a plus).
• Strong understanding of architectural project phases, from schematic design through construction administration.
• Organized and detail‑oriented, with the ability to juggle multiple projects without dropping balls.
• Proficiency in project management software and familiarity with design tools like Revit, AutoCAD, or Bluebeam is helpful but not required.
• Bachelor's degree in architecture, construction management, or related field preferred; PMP, CCM, or similar certification a bonus.
• Located in the U.S. (Maryland or nearby preferred for occasional local needs).

• Competitive salary: $80,000–$90,000 annually, depending on experience.
