Our client is seeking an experienced a
Senior
Project Manager II to lead moderate, contract-based Door, Frame & Hardware (DFH) projects from award through closeout. This role assumes full ownership and accountability for project success—managing schedules, budgets, documentation, resources, and stakeholder communication to ensure projects are delivered on time, within scope, and to quality and financial expectations.
The Project Manager II serves as a primary point of contact for contractors, vendors, and internal teams, delivering a high level of customer service while aligning execution with organizational goals and best practices.
Key Responsibilities Project Execution & DocumentationManage all project documentation, including contracts, budgets, specifications, submittals, and change orders
Develop and maintain detailed project schedules, coordinating material procurement, delivery, and installation
Review, approve, and coordinate shop drawings and required revisions
Oversee mechanical locking systems, material phasing, and pre-installation planning
Attend jobsite and coordination meetings; perform field verification as needed
Propose, price, and process change orders
Manage back charges, warranty issues, and project-related discrepancies
Monitor budgets, minimize losses, and maintain target gross profit margins
Maintain accurate project files and provide timely billing information to Accounts Receivable
Communicate regularly with contractors, architects, manufacturers, vendors, and internal stakeholders
Ensure alignment across Purchasing, Estimating, Scheduling, Shipping/Receiving, and Accounting
Maintain strong relationships with Owners/End Users, Architects, Manufacturers, and Manufacturer Representatives
Mentor Assistant Project Managers and delegate tasks appropriately
Participate in weekly Project Manager meetings
Continuously develop industry, product, and systems knowledge
Complete project closeouts including punch lists, O&M manuals, warranties, and final documentation
Preferred Experience
Minimum 5 years of project management experience in the Doors, Frames & Hardware industry
Associate or Bachelor’s degree in Construction Management or related field (preferred, not required)
DHT credential from the Door & Hardware Institute (preferred, not required)
Ability to work independently and collaboratively with high accuracy and attention to detail
Strong understanding of NAV processes
, with the ability to navigate the system and train others on fundamentalsExcellent written and verbal communication skills
Proficiency in Microsoft Office Suite and relevant project management/database software
Strong organizational, time management, and problem-solving skills
Professional, adaptable, dependable, and flexible work style
Proven ability to manage customer relationships, resolve conflicts, and negotiate effectively
Strong critical thinking and analytical skills
General math proficiency including arithmetic, algebra, geometry, fractions, and ratios
Valid driver’s license with insurable driving record
Ability to travel occasionally for jobsite visits or field verification
Primarily office-based in a climate-controlled environment
Frequent computer and phone use
Regular sitting, standing, and walking
Occasional lifting or carrying up to 25 lbs
Occasional jobsite visits, including active construction environments
