Tri-Hill Management, LLC is GROWING!
We are seeking a Property Manager with 3rd party property experience to manage buildings located in NYC!
NYC local laws experience necessary for this position. New York Condos experience helpful.
Property Manager position is responsible for overall financial and operational management of residential, and/or commercial properties. Manage building owners and tenants’ expectations, and concerns. Dealing with maintenance staff. And manage building budgets. Strong knowledge of NY building compliance.
Essential Functions- Provide leadership and direction to the property management team and onsite staff.
- Background and experience with NYC condos.
- Understand financial goals and operate the building with the owners best interest and according to the annual budget.
- Ensure all administrative work is completed correctly and in a timely manner.
- Weekly property inspections to ensure cleanliness, compliance with City regulations, local laws and standard operating procedures.
- Review and ensure monthly rent billing and monitor collections/delinquency efforts.
- Ensure repair and maintenance requests are completed to company standard.
- Procure and level bids and schedule large repair jobs.
- -Oversee on-site staff and on-site operations.
- Work with L&T attorneys on all cases.
- Review and approve all lease renewals.
- Review and process invoices for payment.
- Produce and review monthly reporting such as Aged Payables, Delinquency, Income Statements, etc.
- Primary support for on-site emergencies after hours when necessary.
- Ensure property is in compliance with various city, state, and related governmental agency requirements (e.g., Violation tracking and removal, bed bug reporting, local laws, etc.).
- Monitor building services and schedule preventative maintenance.
- Report any problems or issues to the Senior Property Manager.
- Efficiently manage workload by establishing objectives, setting priorities and meeting deadlines.
- Represent and communicate clearly and accurately, in person, over the phone and in email/writing.
- Enforce property rules and regulations.
- Communicate efficiently with clients.
- Participate and contribute to all training and development.
- 5+ years of previous property management experience required.
- B.A. degree helpful.
- Experience with App Folio or similar management software.
- Prior supervisory skills.
- Excellent organizational and time management skills.
- Ability to build rapport with tenants.
- Ability to multitask and prioritize.
- Excellent written and verbal communication skills.
- Punctual/Reliable/Professional.
- Positive attitude.
- Strong attention to detail.
- Proactive vs reactive.
- Strong overall character.
- A hybrid work week. Monday - Thursday in the office or out in the field at the buildings. Fridays work from home or out in the field.

- Work week schedule of 9am - 5pm (unless the work assignments needs additional hours).
- Regular annual salary range (depending on experience and knowledge) between $90,000 - $100,000.
