Property Manager

This position supports Oslo and 19th & Mercer Apartments in Seattle, WA, overseeing 99 units across both properties. The Property Manager will manage day‑to‑day operations, ensuring resident satisfaction and operational efficiency.

Manage leasing, marketing, financials, staff, and community engagement to maintain high occupancy and profitability while upholding company standards.

• Supervise maintenance and leasing staff, delegate tasks, provide training and coaching.
• Review and approve lease applications in compliance with policies.
• Maintain high occupancy through retention strategies and effective marketing.
• Monitor market conditions and adjust strategies for property performance.
• Increase revenue while controlling expenses, including collections and delinquency management.
• Provide excellent customer service, promptly addressing resident concerns.
• Oversee maintenance operations and ensure timely service request completion.
• Build vendor relationships and negotiate contracts.
• Coordinate resident activities and communications, including newsletters and events.
• Prepare and deliver financial and marketing reports to stakeholders.
• Manage the property budget and follow purchasing protocols.
• Use Yardi Voyager, CRM IQ, Rent Cafe, Happy Co, and other systems for accurate record‑keeping.
• Conduct regular inspections to maintain curb appeal and resolve maintenance needs.
• Collaborate with leadership and HR on recruitment, performance management, and employee relations.
• Assist other properties as needed to support operational goals.
• Perform additional duties as assigned by management.

• 5+ years managing multifamily properties.
• Proficiency with Yardi Voyager; experience with CRM IQ, Rent Cafe, Happy Co preferred.
• Proficient with Microsoft Office Suite (Word, Outlook, Excel, Teams).
• Bilingual in English and Spanish is a plus.
• Strong knowledge of Fair Housing and other housing laws.
• High school diploma or GED required.
• Valid driver’s license and reliable transportation.

• Must work in‑person on premises; remote work not eligible.
• Ability to pass a criminal background check and drug test; marijuana/THC acceptance as per state law.

• Base hourly rate: $35–$38.
