This position is required to work on-site in Honolulu, HI.
A Brief OverviewUnder the direction of the Vice President of Operations, the Director of Operations is responsible for the leadership, operational, and financial oversight of their assigned communities and team to achieve company goals. This role oversees a portfolio of properties and directly coordinates management of the assigned Community Directors. The position may work from a home office or office out of one of our properties or regional offices.
Whatyou will do
- Perform all tasks typically associated with managing staff such as recruiting, hiring, training, coaching, evaluating, and disciplining, up to and including termination of direct reports. Ensures the Community Directors are satisfactorily leading their teams to meet the goals and expectations set forth.
- Serve as Hunt's liaison with the Government and maintain an open line of communication with local and other government entities as necessary.
- Work as an operational liaison between the Vice President of Operations and Community Directors.
- Manage operations by directing and coordinating activities consistent with established goals, objectives, practices, and company policies.
- Set specific goals for each property to ensure maximum focus and motivation for the team.
- Implement and follow up on company initiatives designed to ensure sustainability of the projects.
- Work with the Vice President of Operations to improve processes and management methods to generate above-budgeted NOI.
- Provide mentoring and empower site teams to operate independently, utilizing corporate support as needed.
- Assist the Vice President of Operations with oversight and confirm Capital Projects are being completed in accordance with the approved budget.
- Mentor Community Directors in preparing annual operating capital budgets in coordination with the Vice President of Operations.
- Participate in all property reporting requirements, both internal and external (e.g., DOD reports, Hunt board reports, lender reports, etc.).
- Work with Community Directors in the coordination and development of Annual Business Plans to present to the Vice President of Operations.
- Review, analyze, and interpret current market and economic trends that may impact the property and implement short‑ and long‑range marketing and leasing strategies to achieve the property's occupancy and revenue goals.
- Conduct property inspections and take appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, general appearance, and appeal.
- Provide professional representation to command, housing, and other external parties both on and off site while representing Hunt Military Communities.
- This position requires driving for the Company using either a Company vehicle or a personal or rental vehicle to conduct Company business more than 50% of the time.
- Bachelor's degree in Business Administration, Marketing, Property Management, or another related discipline.
- Six to seven years of previous multi‑unit property leasing oversight experience at a Community Director level or above.
- Three to four years of previous experience managing others.
- Strong computer skills with MS Office Suite (Word, Excel, PowerPoint, and Outlook).
- Previous experience with YARDI is preferred.
- Strong verbal and written communication skills.
- Ability to work effectively with employees at all levels of the organization as well as with the military community and command.
- Strong computer skills and proficiency with MS Office applications.
- Required to possess and maintain a valid driver's license.
- High performing, self‑starter with excellent organizational and customer service skills, as well as the ability to work independently.
- Flexibility and time‑management skills are critical.
- Must demonstrate excellent written and verbal communication skills and interpersonal skills, particularly the ability to communicate effectively with all levels of management and industry and government professionals.
- Strong financial analysis background, excellent leadership and motivational skills required.
