About the Role

As a Project Manager you will serve as the architect of value for our rural real estate portfolio, taking projects from raw concept through complex design, entitlement, and capital investment to final market execution. You will work collaboratively with the Senior Manager of Land Use Planning & Development to identify and maintain a high-impact pipeline of projects that hit aggressive financial targets.

Accountabilities
  • Lead rural real estate entitlement and capital investment to meet financial targets while optimizing parcel configurations and land uses.
  • Develop and support strategic and financial analyses to evaluate real estate opportunities and the market environment.
  • Manage financial parameters of assigned projects and contribute to overall departmental budgeting.
  • Direct third‑party service contracts—architects, engineers, construction managers—from RFP through completion; track progress via master schedules and report results.
  • Communicate continuously with internal departments and external stakeholders to ensure seamless execution of deliverables.
  • Monitor, influence, and comply with regulatory proposals, attend public hearings, and represent Rayonier’s interests.
Qualifications
  • Bachelor’s degree in Civil Engineering, Real Estate, Construction Management, or related field with a focus on land development.
  • Minimum of five (5) years of project management experience in real estate development, engineering, construction, or land management.
  • Proven expertise in land‑use planning, site design, and feasibility analysis.
  • Exceptional written and verbal communication skills with a record of public presentations and negotiations.
  • Strong strategic, financial, and logistical leadership in complex project life cycles.
