Job Description
The Regional Manager is responsible for overseeing the operational, financial, leasing, maintenance, and leadership performance of a portfolio of apartment communities. This role is accountable for driving occupancy, reducing delinquency, improving Net Operating Income (NOI), developing onsite leaders, and ensuring company standards are consistently executed across all properties.
The Regional Manager serves as both a strategic business leader and operational coach, partnering closely with Property Managers, Maintenance Supervisors, executive leadership, and support departments to improve portfolio performance while delivering a high-quality resident experience.
This role requires strong leadership, financial acumen, operational oversight, accountability, and the ability to identify opportunities for improvement across people, processes, and property performance. The primary work location for this role is at our corporate office, however the onsite properties you will be overseeing span from South Dayton to Forest Park (Cincinnati).

- 4+ years of multi-site property management leadership experience
- Strong understanding of apartment operations, leasing, maintenance, and resident management
- Experience managing Property Managers and onsite teams across multiple communities
- Proven experience analyzing budgets, financial statements, and operational KPIs
- Ability to drive occupancy, reduce delinquency, and improve NOI performance
- Experience with market rent analysis and revenue optimization strategies
- Strong leadership, accountability, coaching, and conflict resolution skills
- Ability to identify operational inefficiencies and implement process improvements
- Excellent organizational, communication, and decision-making abilities
- Proficiency with property management software systems
- Valid driver’s license and ability to travel regularly between properties
- Experience managing 600+ units
- App Folio experience
Physical Requirements
This role is hybrid with 4 days in the corporate or onsite office and 1 day work from home.
The position requires:
- Extended periods of sitting and computer use
- Walking and standing during property tours
- Navigating stairs in multi-level buildings
- Occasional lifting up to 25 pounds
- Local travel between assigned properties
