Marketing Manager | Position Summary
The Marketing Manager ensures that brand awareness, outreach marketing, public relations, social media strategy, activations, and partnership initiatives are executed with consistency, creativity, and measurable impact. The Marketing Manager blends strategic oversight with performance-driven decision-making to strengthen Hawthorne’s brand presence in local markets, support leasing goals, and elevate the prospect and resident experience.
This role serves as a regional marketing leader, translating corporate brand strategy into effective property-level execution while partnering cross-functionally with Digital Marketing, Creative, Customer Experience, and Operations teams.
Role Responsibilities Brand & Marketing Strategy- Lead, coach, and support a regional team of marketing professionals, providing direction, prioritization, and development
- Develop and oversee property-level marketing plans aligned with financial goals, market conditions, and performance trends
- Support new developments, lease-ups, and repositioning efforts with data-informed awareness strategies
- Partner with Digital, Creative, Customer Experience, and Corporate teams to execute campaigns, initiatives, and brand programs
- Ensure outreach marketing efforts are strategic, measurable, and aligned with leasing goals.
- Guide development of local partnerships, sponsor ships, and co-branded initiatives.
- Oversee the growth and maintenance of Hawthorne’s Partner Network across regions.
- Analyze property performance data—including leads, tours, conversion, and online performance to identify opportunities and recommend strategic adjustments.
- Monitor competitive positioning and market conditions to proactively adjust marketing strategy.
- Develop and present monthly marketing performance summaries to regional and senior leadership
- Identify portfolio-wide trends in traffic, lead quality, conversion, and reputation performance
- Monitor campaign effectiveness across markets and ensure alignment with strategic objectives
- A business or marketing-related degree or 5+ years' experience in marketing or related fields
- Experience in multifamily, real estate, or hospitality strongly preferred.
- Proficient in Multifamily software platforms (Yardi Voyager,Rent Cafe, Knock CMS)
- Proficient in Adobe Creative Suite, Microsoft 365
- Proficient in online marketing & analytics platforms (Word Press, Meta, Google Workspace, & Google Analytics)
- Experience with digital forms and email platforms
- Ability to work independently and with a team in a fast-paced environment.
- Comfortable taking a project from concept to completion, including communication with team and vendors.
- Perform work that is routine and organized.
- Present professional appearance.
- Strong attention to detail.
Organizational Relationships: The role directly reports to the VP of Brand & Customer Experience, receiving interaction and guidance from other stakeholders when collaborating on various projects.
Attendance/Travel Requirements: This position is exempt from overtime and may entail working hours as needed to perform the position requirements satisfactorily. Remote based. Overnight travel may be required.
Transportation: Must have a reliable vehicle to fulfill all the job’s functions. Must have proof of liability insurance for the same. Bondable and valid driver’s license required.

Physical Demands: Must be able to perform the physical functions of the position, which may include but are not limited to: seeing, hearing, talking, sitting, standing, walking, reaching, climbing, stooping, kneeling, and crouching. Must be able to lift a minimum of 60 lbs. as needed.
Communication: Must be able to communicate effectively both verbally and in written form with the senior leadership team, regional managers, corporate team members, and outside vendors.
