Position: VP of Real Estate Development, 2 Hour Learning (Remote) - $400,000/year USD

You will serve as the deal architect behind America's most rapidly expanding private school network.

This position requires you to identify locations, execute lease negotiations, and oversee broker channels spanning multiple markets, property categories, and campus scales (25 to 1000 students) with both velocity and exactness. This is not a project coordination position. You will independently identify, evaluate, and finalize locations across various property types, with genuine authority to decide and zero bureaucratic friction.

2 Hour Learning is establishing a national network of educational campuses, and this role enables that expansion by building a scalable and swift location identification and launch framework. You will propel campus openings by securing superior sites and completing lease agreements with consistency, urgency, and reach. The organization requires someone capable of rendering go/no‑go determinations on a weekly basis, finalizing transactions in days rather than weeks, and mobilizing broker ecosystems to generate vetted transaction opportunities.

You will leverage AI capabilities to outperform conventional real estate operations.

What You Will Be Doing
  • Establish and iteratively refine location feasibility models encompassing zoning regulations, permitting requirements, spatial dimensions, demographic profiles, institutional standards, and compliance exposure, then convert these parameters into AI‑compatible structures that support automated filtering and evaluation
  • Render authoritative go/no‑go decisions on prospective locations each week informed by intelligence from individual contributors and brokers, advancing the transaction pipeline with transparent reasoning tied to feasibility benchmarks
  • Directly manage term sheets, letters of intent, and lease modifications through execution, reconciling velocity, exposure, and expense, while deploying AI resources to identify provision‑level hazards and expedite legal assessment
  • Develop context‑rich collateral and facilitate recurring communications to engage brokers, developers, and capital partners. Apply AI to create tailored briefing materials at volume that yield qualified transaction flow
What You Won’t Be Doing
  • Overseeing a sizable team or assigning transaction completion to subordinates
  • Prioritizing extended strategic road mapping over weekly milestones and immediate implementation
  • Facilitating transactions without direct accountability for results from initial prospect through executed lease

Key Responsibilities

Control the complete campus location acquisition process, from establishing feasibility standards and cultivating broker partnerships to independently finalizing leases that dictate our scaling trajectory and pace.

Basic Requirements
  • 5+ years of experience directing multi‑location real estate growth or site identification initiatives
  • Personally finalized a minimum of 25 commercial real estate transactions, including leases and/or acquisitions, with direct control over transaction architecture and implementation
  • Proven accountability for transaction results, not merely coordination or supervision
  • Currently employs AI technologies in regular work processes (e.g., GPT, provision analysis, investigation, monitoring)
  • Capable of evaluating location feasibility rapidly using zoning, permitting, and regulatory intelligence
  • Proficient with AI technologies for investigation, composition, and document examination
  • Located in the U.S. and prepared to travel up to 25%
  • Legally permitted to work in the U.S. without sponsorship requirements
Nice‑to‑have Requirements
  • Experience in franchise growth or multi‑unit retail deployment
  • Track record of creating or substantially enhancing systematic location selection methodologies
  • Established capability to analyze lease versus purchase considerations and advance toward the optimal structure for each location
