Welch Randall Real Estate & Property Management is hiring a new in-house Property / Portfolio Manager.

Base Pay: $65,000 - $75,000 per year. Additional Revenue Opportunities:
Quarterly Bonus Opportunities + Opportunities for Leasing Commissions, Sales Commissions and other revenue opportunities.

In-person vs. Remote:
This is an in-person position at our office in South Ogden. While remote work may be possible certain days, we need someone in-house in Ogden.

Welch Randall currently manages approximately 575 Single-Family, Townhome, Condo and small multi-unit properties along the Wasatch Front. We divide our portfolio into groups and we are looking for a new group leader to manage a portfolio of properties.

Position Summary

The Property Manager oversees their assigned portfolio of properties, acting as the primary point of contact for clients (owners) and supervises 1-2 remote team members.

Key Responsibilities
  • Primary point of contact for assigned POD clients (owners)
  • Perform rental analysis for lease renewals and new leases
  • Manage the lease renewal and eviction processes
  • Coordinate with the Maintenance Director to ensure all property maintenance items are properly addressed.
  • Coordinate with Bookkeeper to review and verify client's monthly accounting statement as well as bills for accuracy
  • Resolve resident issues that have been escalated beyond the PM/POD Assistant
  • Oversee team email and shared inboxes
  • Lead and manage POD team members
  • Track and report POD metrics and KPIs
  • Manage clients through the 'exiting' management process
End-of-Day Responsibilities

Ensure all urgent or high-priority communication and emails are addressed. This includes escalated client, resident, or property issues as well as completing any overdue tasks as outlined in the property management software.
