- Market Analysis:
Study local and national real estate trends, occupancy rates, and demographic changes to assess demand and investment potential. - Financial Modeling:
Build complex Excel models to project cash flows and internal rate of return (IRR). - Due Diligence:
Coordinate property inspections, review title commitments, and validate lease agreements. - Investment Memos:
Draft formal presentations for investment committees to justify new locations, ground‑up builds, and builds of existing spaces. - New Site Selection:
Work with management to determine appropriate new site selections and build a robust pipeline of options in desired locations. - Reporting:
Prepare monthly and quarterly reports for senior leadership and external investors. - Other Duties as Assigned
- Proficiency in Microsoft Excel is mandatory; familiarity with industry‑standard software such as Argus Enterprise or Yardi is highly preferred.
- Analytical Rigor:
Ability to interpret large datasets, discern market patterns, and perform sensitivity analyses. - Education:
Bachelor’s degree in finance, real estate, economics, or accounting is required. - Communication:
Strong written and verbal skills for presenting complex findings to executive audiences and managing relationships with third parties, landlords, and brokers. - Experience:
2-5 years in real estate, specifically in site selections and lease negotiations. - Project Management:
Ability to manage multiple projects and meet tight deadlines. - Detail‑Oriented:
Strong organizational and problem‑solving abilities.
Physical Requirements
Full‑time position; 40+ hours per week with occasional evening obligations such as landlord meetings, networking events, broker coordination, and site selection visits.
- Travel:
Up to 25‑30% required to schools in CT, MA, VT, NH, and the Lawrence, MA home office. - Physical Activity:
Prolonged periods of desk/computer work with some site‑based activity such as walking and inspections. - Accommodation:
