Traveling Regional Property Manager – RV, Boat & Storage Portfolio

Based in Denver, CO | Full-Time | Extensive Travel Required

We invest in new technologies, services, and amenities to deliver a best-in-class experience for our customers. As we expand nationally, we’re looking for a Traveling Property Manager who thrives on variety, adapts quickly to new environments, and can step into any site and make it run better than they found it.

The Role

This is not a traditional single-site Property Manager role. You won’t be permanently assigned to one property — instead, you’ll travel to properties across our national portfolio, providing hands‑on support at existing sites, covering gaps, and playing a key role in opening new locations. When you’re not on the road, you’ll work remotely from home, supporting properties, teams, and projects from a distance.

This role is ideal for someone who’s energized by travel, comfortable being the “go-to” person who parachutes in to solve problems, and excited to help build Outrig’s presence in new markets.

Location: Based in Denver, CO (home base for remote work); frequent travel to sites nationwide.
Travel: Extensive — expect to be on‑site at various properties a significant portion of the time, with schedules and destinations shifting based on business needs.

What You’ll Do Multi‑Site & New Location Support
  • Travel to properties across the country to provide hands‑on management support, cover staffing gaps, and stabilize operations as needed.
  • Play a lead role in opening new locations: setting up systems, training onsite staff, establishing processes, and ensuring a smooth launch.
  • Step into existing properties temporarily to manage day‑to‑day operations during transitions, staffing changes, or periods of high need.
Operational Oversight
  • Oversee daily operations at assigned properties, including maintenance, landscaping, and common areas.
  • Monitor building systems and jump in personally when something needs fixing.
  • Conduct property inspections to ensure sites meet Outrig’s standards, both in person and remotely.
  • Support and train onsite maintenance staff on unit maintenance requests, landscaping, and seasonal upkeep.
Brokerage & Leasing Support
  • Build a working knowledge of market dynamics — lease rates, vacancy, and competition — across multiple regions.
  • Partner with local brokerage teams to keep new prospect and renewal leasing moving: show spaces, prep units for tenants, and help close deals.
Tenant Relations
  • Be the friendly, capable face tenants can rely on, whether in person on‑site or over the phone from afar.
  • Manage move‑ins, move‑outs, and everything in between, ensuring units are move‑in ready.
  • Coordinate site access for vendors, contractors, and special requests.
Vendor & Contract Management
  • Hire, manage, and hold outside vendors and contractors accountable for quality work across multiple markets.
  • Keep vendor contracts current and monitor performance.
  • Competitively bid upgrades and services to get the best value at each site.
Financial & Administrative
  • Support FP&A with monthly reporting packages across assigned properties.
  • Partner with accounting on annual budget preparation.
  • Review invoices, track expenses, and help manage property budgets remotely and on‑site.
  • Maintain organized records of repairs, communications, and site activity.
Compliance & Risk Management
  • Ensure properties comply with all applicable codes, safety standards, and regulations.
  • Proactively identify risks and take steps to keep properties safe and secure, adapting to the specific requirements of each state and market.
What You Bring
  • 5+ years of commercial property management experience, ideally in office, mixed‑use, or storage settings.
  • Willingness and ability to travel extensively (regularly and on short notice) to sites across the country.
  • Comfort working independently and remotely from home when not traveling.
  • Proven experience managing staff and third‑party vendors, including remotely.
  • Strong interpersonal and communication skills with a genuine focus on tenant service.
