Position Summary:

The Corporate Real Estate Manager serves as Continental General’s owner’s representative for its real estate portfolio, which consists of multiple properties in the Austin area and others outside of Austin, as assigned. Continental General currently partners with a third-party property management company who handles day-to-day facility operations, maintenance, and on-site vendor coordination. The Corporate Real Estate Manager will be the single, primary point of contact between Continental General and the property management company, leading all communication, direction, escalation, and approvals related to the properties.

This individual will also lead renovation and facilities management efforts, while holding the property management company accountable for performance and financial results, leading lease negotiations, and representing the company’s interests in all major property decisions.

Key Responsibilities:

Property Management Company Oversight
  • Serve as the sole point of contact between Continental General and the contracted property management company for all matters involving company-owned buildings.
  • Direct and hold the property management company accountable to the terms of its management agreement, including scope of work, service levels, and reporting requirements.
  • Review and approve (or elevate for approval) work orders, maintenance plans, and capital project recommendations submitted by the property manager.
  • Conduct regular performance reviews of the property management company; address service gaps and lead any RFP/re-bid process if the relationship needs to change.
  • Act as the internal escalation point for issues the property manager cannot resolve, including tenant complaints, emergencies, and vendor disputes.
  • Ensure the property manager maintains compliance with building codes, ADA requirements, fire/life-safety regulations, and environmental standards, and independently verify high-priority items.
Facilities Management
  • Oversee facilities management activities across the company’s owned properties, managing a team and using the property management company as the primary resource for day-to-day operations.
  • Establish priorities and provide direction on maintenance, repairs, building improvements, and facility-related issues to ensure properties remain safe, functional, and well maintained.
  • Monitor preventive maintenance programs, building systems, life-safety requirements, and other critical facility needs; independently verify completion of high-priority items.
  • Lead renovation, improvement, and capital projects from planning through completion, coordinating with the property management company, contractors, and internal stakeholders.
