Property Operations Coordinator

Property Sense is seeking a reliable, organized, and professional Property Operations Coordinator to support our growing residential property management company. This part-time, field-based role is ideal for someone who enjoys being out in the field, working independently, and helping keep properties running smoothly.

You will work closely with the owner and remote office manager to handle in-person tasks across our South Metro Denver portfolio. This is a great opportunity for someone looking for flexible, local work with room to grow into more hours or additional responsibilities as the company scales.

This is a 1099 Independent Contractor position. You will be responsible for your own taxes, vehicle expenses, and insurance. No mileage reimbursement is provided.

Key Responsibilities

• Conduct property showings for prospective tenants
• Preform move-in inspections, move-out inspections, and seasonal/bi-annual property inspections using checklists and taking detailed photos
• Provide make-ready list and scope of work for any repairs needed
• Request and review vendor estimates
• Coordinate vendor access and supervise on-site work when needed
• Place and remove lockboxes, rental signs, and marketing materials
• Assist with key exchanges, lockbox coordination, and property access during tenant transitions
• Document property conditions with photos and written reports
• Provide general field support and promptly report issues, concerns, or maintenance needs back to the team
• Post demand notices and other required property notices
• Preform minor maintenance tasks such as replacing light bulbs, smoke detector batteries, and HVAC filter checks.
• Occasionally assist with light property preparation between tenants
• Communicate with internal team members and residents regarding maintenance activities and updates
• Additional duties or special projects as assigned

Note: this role does not include leasing negotiations, rent collection, legal notices, accounting, or making decisions about repairs/vendor selection. All decisions and communications with tenants/owners remain with the licensed broker.

Requirements

• Must have reliable transportation and a valid driver’s license
• Comfortable working independently in the field with minimal supervision
• Strong attention to detail and excellent written/verbal communication skills
• Professional appearance and demeanor when interacting with tenants, vendors, and prospects
• Excellence in task prioritization, organizational and time management skills
• Strong communication and customer service abilities
• Familiarity with home maintenance
• Proficiency with smartphones (camera, apps, email, and basic documentation)
• Previous experience in property management, real estate, maintenance coordination, facilities, or customer service
• Must be able to pass a background check and have active auto insurance
• Must be local to the South Metro Denver area

Schedule & Compensation

• Part-time (estimated 10–25 hours per week to start), most appointments require early evening and Saturday availability.
• Flexible scheduling, but reliability and responsiveness during business hours are required
• $18 – $22 per hour as a 1099 Independent Contractor (pay based on experience)
