Outside Sales Representative

Commercial Mechanical Services | New Business Development Gaithersburg, MD | MD, VA, DC, Southern PA | Remote-Based After Training $80,000–$90,000 Base + Uncapped Commission | Vehicle Allowance + Gas Card

Are you a proven B2B outside sales professional who knows how to build a territory, open doors, and win new business?

We are looking for a high-performing salesperson to join a growing commercial mechanical services company serving the Baltimore–Washington market.

You do not need to come from HVAC. We are more interested in your ability to prospect, build relationships with business decision‑makers, and close new business.

This is a true hunter role with limited reliance on inbound leads. You will own your territory, develop your pipeline, and build a book of recurring commercial accounts.

• Uncapped commission:
  Earn 10% on new maintenance agreements sold

• Identify and prospect new commercial accounts throughout the Baltimore–Washington market
• Generate your own opportunities through cold calling, field prospecting, networking, referrals, and strategic outreach
• Meet directly with Facility Managers, Operations leaders, Property Managers, and other business decision‑makers
• Learn client facilities and identify opportunities to improve mechanical system reliability and performance
• Develop, present, negotiate, and close commercial maintenance agreements
• Build and manage your own pipeline and book of business
• Consistently achieve activity, pipeline, and revenue goals

• We want someone who has already proven they can sell B2B in the field.
• You may come from HVAC or mechanical services, but we are also interested in successful outside sales professionals from:
• Industrial or facility services
• Commercial construction or building services
• Equipment or industrial distribution
• Uniform, waste, security, fire protection, pest control, or other recurring B2B services
• Other industries involving prospecting and selling directly to commercial customers

Most importantly, you should have:

• A track record of generating your own new business
• Strong prospecting and territory‑development skills
• Confidence meeting customers face‑to‑face
• The ability to navigate multiple decision‑makers and longer B2B sales cycles
• Strong closing and negotiation skills
• A competitive, self‑motivated approach to sales
• Commission: 10% on new maintenance agreements sold, with no cap on earnings
• Bonus: additional percentage paid out for exceeding budget goals
