Job Summary

The VP Project Construction Manager will assist with an active project The Carina, a 408-unit multifamily podium project including five levels of Type-III construction over three levels of Type-I above grade parking and apartment liner units over one level of subterranean parking. Upon completion of construction, you will prepare the project close-out documentation, lead warranty response and operational coordination. Future potential projects include Main Place Master Developer Work including design and construction of the East Plaza improvements to facilitate the Carina project and additional mixed-use development opportunities consistent with Lowe’s Retail ReVision strategy.

Responsibilities
  • Perform project management and coordination of the general contractor, design team and client necessary to facilitate implementation of the Project in conformance with the established objectives and commitments.
  • Assist with the design of the project by leading design meetings and client/end user coordination meetings, and promptly issuing minutes, documenting decision, directions, action items and due dates.
  • Coordinate and manage project activities with all internal and external stakeholders.
  • Manage the permitting process to obtain all necessary construction permits in accordance with the project schedule.
  • Manage the Architect, Consultants and General Contractor’s performance of the work during the pre-construction and construction phases in accordance with the project schedule.
  • Ensure general contractor’s compliance with local OSHA requirements.
  • Manage project finances including budgets, requisitions, value engineering, pay applications, disbursements, change orders and requests for additional services.
  • Prepare and update the project development schedule and monitor and evaluate the contractor’s construction schedule.
  • Assist in the selection of the project Architects, Consultants and General Contractors through preparation and management of an RFQ/RFP process including bid evaluations, scope review, and contracting negotiations.
  • Management of project logs, record keeping, and reporting through project completion.
  • Prepare monthly and quarterly financial and progress update reports.
  • Oversight of construction commissioning and transition to property operations team.
  • Oversight of proper documentation and delivery of project close out requirements including warranties, operations and maintenance manuals, as built drawings, final completion of punch lists, final releases of liens, and exoneration of bonds.
