Location:

Orange, California (on-site). Salary: $20.00 to $22.00 per hour. The role monitors vendors and CMS activities during the breach process, processes eligible foreclosure referrals and performs referral validation. The specialist collaborates with servicing support groups to meet referral timelines and performs all duties in accordance with company policies, investor requirements and all applicable state and federal laws.

• Maintain, review, follow up and ensure timely completion of all regular scheduled steps within the foreclosure referral process daily.
• Communicate effectively with default and servicing support groups and clients during foreclosure referral proceedings.
• Perform routine follow‑up on a daily basis.
• Prepare files and bulk disposition during breach processing.
• Disposition breach or re‑breach requests within established SLA.
• Complete pre‑foreclosure referral due diligence to ensure compliance with state, federal and investor requirements.
• Manage custodians during collateral order, scanning and foreclosure template set‑up.
• Utilize applicable tools (system of record, vendor tracking software, control reporting) to manage pipeline.
• Maintain system and vendor tracking software to ensure proper notification/reporting to investors, clients, borrowers and government agencies during foreclosure completion.
• Ensure foreclosure procedural documents are imaged timely.
• Work with team lead or supervisor for resolution of exception cases including lien threats, tax sales, drug seizures or contested foreclosures.
• Identify, remediate and resolve complex/excales matters with management guidance to avoid delays.
• Document all servicing actions, delays, follow‑up and phone conversations in system notes.
• Monitor vendor performance and notify managers when performance issues occur.
• Perform other duties and special projects as assigned.

• High School Diploma or equivalent work experience; some college preferred.
• One year of foreclosure experience or two years of banking/mortgage experience.
• Notary Public or prior Paralegal experience preferred.
