Please note that based on our Classified collective bargaining agreement, the Oregon Pay Equity Act requirements, and CCC’s internal equity review process, the appointment will be made between step 1 ($26.18) and step 4 ($28.52) tied to Grade VI.
PURPOSE OF POSITIONAssists in the maintenance, operation and repair of institutional HVAC systems, fire detection and protection systems, boilers, chillers, utility distribution systems, fan systems, and Building Automation Systems under the guidance of others. Provides support related to infrastructure systems such as plumbing, electrical and mechanical systems while developing foundational knowledge and technical skills. Participates in tasks related to routine preventative maintenance, basic mechanical repairs, and support for system operations such as assisting with the replacement of pumps, pipes and control components (both pneumatic and digital), to help maintain the functionality of college buildings, equipment and grounds across multiple campus sites.
ESSENTIALJOB FUNCTIONS Preventative Maintenance (30% of the time)
- Assists team members and department leadership in supporting the College’s HVAC and electrical equipment Preventative Maintenance Program
- Participates in scheduled preventive maintenance activities under supervision to help reduce downtime of critical systems and equipment; support the maintenance of accurate preventive maintenance records.
- Assists in operating and monitoring Physical Plant equipment, helps maintain equipment records, and learns to identify opportunities for improving functionality and efficiency.
- Performs a variety of skilled and semi-skilled tasks under guidance, including routine preventive maintenance such as washing and rinsing coils, replacing air filters, and assisting with system operations and basic component replacements (e.g., pumps, pipes, and control components) and other similar activities that will ensure the smooth and continuous functions of college buildings, and equipment at multiple campus sites.
- Supports the procurement and organization of supplies and materials needed for preventive maintenance activities, including maintaining appropriate stock level.
- Assists with basic tests, measurements, and adjustments as directed to support proper functionality of Campus Services equipment.
- Assists in reading and interpreting blueprints, schematics and technical diagrams to support the installation and maintenance of wiring, control, and lighting systems
- Supports basic electrical maintenance activities under supervision, while developing an understanding of system performance, energy usage, and utility consumption.
- Assists with gathering and organizing data related to electrical systems, including historical and operational information, as directed.
- Supports the procurement of services, supplies, equipment, and materials by assisting with orders and maintaining inventory for departmental needs.
- Assists skilled staff with electrical projects and supports other Campus Services departments as needed to complete assigned tasks.
- Participates in the layout, assembly, installation, testing, and adjustment of electrical fixtures and wiring under guidance.
- Assists in testing electrical circuits and equipment and learns basic troubleshooting techniques using appropriate tools and testing instruments.
- Assists in the maintenance and repair of refrigeration equipment, air conditioning systems, heat pumps, air handling units and air/water‑cooled chillers, while learning system components and functions.
- Supports the preparation of boilers, chillers, and cooling towers for internal and external inspections, including assisting with documentation and coordination under supervision.
- Assists with completing or coordinating repairs to boilers, heating, and cooling equipment, while developing an understanding of repair processes and return‑to‑service procedures.
- Supports maintenance and repair of auxiliary HVAC/R equipment, including fans, motors, pumps, and cooling towers.
