Work Schedule: Full time at 36 hours per week

Pay: Depends on experience. Grade 5 starts at $17.88/hour plus 3% additional pay for bilingual employees

Job Summary: Maintains apartment community by overseeing rentals and compliance with State and Federal requirements. Performs managing, marketing, and janitorial duties required for daily operation of the community.

Job Duties:

  • Maintains regularly scheduled office hours.
  • Ensures all rental agreements, leases, and other rental forms are correctly completed and filed.
  • Collects rent and issues receipts to residents for current and delinquent rents.
  • Makes bank deposits as specified by CCHC.
  • Prepares and submits documentation required for monthly accounting, including petty cash, in the specified format.
  • Completes individual timesheets monthly and forwards to supervisor for approval.
  • Supervises and directs maintenance staff and contracted employees.
  • Maintains incident log when on or off duty.
  • Inspects apartment grounds, lighting, buildings, and community/laundry rooms daily.
  • Maintains office filing and a neat office appearance.
  • Practices resident retention and resolves resident issues professionally.
  • Interviews and qualifies prospective residents per Tenant Selection Plan.
  • Ensures compliance with all State and Federal requirements and understands program operations to maintain regulatory compliance.
  • Completes third-party verification of applicant or tenant household income and assets as required.
  • Prepares and sends monthly recertification letters, including scheduling recertifications and inspections.
  • Markets property to prospective applicants via phone or in person, including showing apartments.
  • Assists applicants with rental applications.
  • Understands and applies Fair Housing Laws in dealings with applicants and residents.
  • Inspects and prepares rent-ready units, correcting deficiencies.
  • Carries out move-in and move-out inspections.
  • Reports safety hazards to Property Manager.
  • Ensures timely completion and submission of recertifications.
  • Collaborates with social service agencies to assist residents in addressing lease violations and avoiding evictions.
  • Oversees use of community room for residents, if applicable.
  • Knowledge, Skills, and Abilities:

  • Ability to read and respond to directions in manuals and directives.
  • Willingness to complete ongoing educational training.
  • Ability to organize the rental office per management policies.
  • Clear and effective communication skills.
  • Ability to inspect the project and maintain curb appeal.
  • Physical ability to ascend/descend stairs or thresholds.
  • Proficiency in operating a computer.
  • Ability to perform minor maintenance and cleaning tasks.
  • Willingness to perform additional duties as required.

    Education and Experience:

    High School diploma or equivalent. At least 2 years of property management, business administration, or affordable housing compliance experience, or an equivalent combination of education and experience. Knowledge of Yardi software is a plus.
